Location! Location! Location! Private Basement Guest Suite with 2 sleeping nooks, full bathroom, and living room (NO KITCHEN). Courtyard entrance and through an alley. Free street parking available w/ visitor pass. 10 minute walk to U.S. Capitol <5 blocks walking distance to public transportation, grocery stores (Giant, Whole Foods, Harris Teeter, Trader Joes, Union Market), restaurants and bars, and all that the lively Atlas District/H St Corridor has to offer. This cozy basement guest suite is a low key, no frills space for guests who plan to spend their days out enjoying the city. • This is the basement suite of a classic DC rowhome and the upstairs is rented separately so guests will hear overhead noise. • Inside space is completely private; courtyard is shared with upstairs guests and carriage house occupant. • As a basement guest suite (not a full, legal apartment), the ceiling height varies between 6.25 - 7 feet (I'm 5'3 and can just barely touch the lowest point but taller guests may find the need to duck in certain areas. • The private entrance to the basement unit is accessed through a well-lit alley behind the property, through the Carriage House/Garage (in which the owner lives), and across the shared courtyard. Please be quiet and considerate when passing through this hallway between 10pm and 7am so you do not disturb the owner or guests who occasionally rent it. • 2 open concept sleeping nooks w/ queen beds; linens provided • Clothes rack for guests to hang their clothes • Full bathroom w/ standing shower, hairdryer, body wash, shampoo, and conditioner; bath linens provided • Living area with leatherette chaise sofa and ottoman w/ 50" Roku TV • Guests are welcomed to sleep on the chaise sofa - linens are provided for both (guests must use at least a base sheet to protect the upholstery as it is not removable/washable). • Dedicated work desk & chair • NO KITCHEN or cooking apparatus (no microwave) • coffee maker, basic cups/plates/bowls/cutlery, and mini fridge w/ a proper separate freezer are provided There are three units at this property. • You are renting the basement unit of the Main House and have full, private access to the basement level only. The basement is connected to the Main House but is separated by a double locked stairwell to which only the owner and host have the key and combination. Basement guests DO NOT have access to the upstairs unit and upstairs and Carriage House guests DO NOT have access to the basement. • At the rear of the property, there is a Carriage House garage and apartment where the owner resides. When out of town, he rents the Carriage House apartment on Airbnb and these guests also enter through the alley and hallway and have access to the courtyard. They DO NOT have access to any space in the Main House (basement guest suite or upstairs). GREEN EFFORTS • We have solar! This property has been outfitted with rooftop solar panels. • We provide cotton towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own. • SaltSugar Fire Hospitality offers compost collection service! Please notify us in advance if you'd like to participate. • All ash and spent charcoal from the fire pits and grills is collected (silver pail) and used to amend out garden soil every year, along with compost from our compost collection partner, Compost Crew. • All toiletries, toilet paper, cleaning supplies, and consumables are selected with their ecological impact in mind. We use: • "Who Gives a Crap" zero waste recycled toilet paper • Ginger Lily Farm Botanics low fragrance vegan, cruelty free, plant based Aloe Vera soaps and conditioner THINGS TO NOTE • No parties, events, "gatherings", or undisclosed visitors are permitted on the premises. If your visit is to celebrate a birthday or any special occasion, please let us know in your message even if you do not plan to host it at the house. • We do not guarantee early checkin or offer luggage storage at this property. Please do not loiter at the property if you arrive early, as this encourages vagrants in the area to do the same. There are several luggage storage services available in DC; let us know if you'd like more information • As a basement suite, guests should expect to hear the upstairs tenants overhead. This noise is primarily reverberating footsteps and the occasional muffled voices when they are close to the adjoining door. If the overhead or courtyard noise is excessive, prolonged, or after quiet hours, please contact me so that I can address it with the other guests. • For guests with allergies or sensitivities, some of the duvets and pillows are down-filled and we use lightly fragranced cleaners and air fresheners. Please notify us of your allergies in your booking message so we can set up the unit to accommodate your needs. • This nearly 200-year old, 3-story rowhome does not have zoned heating/cooling and may experience unbalanced temperatures from floor to floor during the hottest and coldest months. The basement does NOT have dedicated AC/Heat or in-unit access to the thermostat to adjust the temperature. • The neighbors - Fred & Randy - are super friendly and like to unwind with music, a 6-pack, and a smoke in the evenings, particularly on weekends. They know you are a guest and will keep it down if you ask them nicely. They're also long time residents of DC and know a ton about the neighborhood and city if you have any questions. • This unit does NOT have access to a washer/dryer. NEIGHBORHOOD NoMa is one of DC's newer neighborhoods and derives its name from its location "No"rth of "Ma"ssachusettes (Ave). It's southern border is most notably identified by Union Station and the Northern border by Union Market, a burgeoning food hall reimagined from it's beginnings as a wholesale market, and Galludet University, the country's first and largest university for the deaf and hard of hearing that was originally chartered by President Lincoln. It is fast becoming one of DC's most densely populated neighborhoods and offers easy access to the rest of the city, the highway, restaurants, bars, and everything you need to live comfortable in your own neighborhood. GETTING AROUND Buslines: X2 and D8 lines take you to Union Station, downtown, & Children National/Medstar Washington Hospital; D4 line takes you downtown and to Ivy City. Metro Rail (~ 3/4 mile): Union Station is ~6 blocks walk; NoMa/Galludet Metro Station is 5 ½ blocks walk; the free H St Streetcar is 1 block away. Parking in the neighborhood is primarily restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and have the vehicle details (make, color, license plate info) in order to request the pass but, as of 8/1/25 there's no more printing and displaying required so, once approved, you're all set! For details on utilizing Metro Bus/Rail systems, visit the WMATA website. You can now download the SmarTrip app on your Android or iPhone, create an account, and purchase ride passes that can be used on all Metro systems. Skip the old, plastic cards and use your phone or tap to pay credit card! If you don't have a smart phone or tap to pay credit card and would like to borrow a SmarTrip card, just let us know (I keep a stack on hand for all my properties).

• When making an inquiry or submitting a request to book: - ensure the number of guests is accurate - tell us a little about what brings you to town (or your reasons for booking) - who will be staying with you - where you are traveling from - what time you plan to arrive • NO PETS, PARTIES, EVENTS, "GATHERINGS", or unauthorized visitors (anyone not included on your original reservation) on premises. If your visit is to celebrate a birthday or any special occasion, please let us know in your message even if you do not plan to host it at the house. • NO SMOKING INSIDE (this includes all tobacco products, marijuana, vaporizers, etc...). Guests may smoke outdoors only, must properly ash/extinguish/dispose of their smoking materials in the provided ashtray, and empty the ashtrays into the outdoor bins (never indoor bins) at the end of their reservation. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our minimum requirements. • Third party reservations (bookings made for someone else where the booking guest will not be present on site full time) are not permitted, except through the Airbnb for Work corporate/business interface (airbnb.com/work), which assigns the reservation to the guest physically staying at the property. Reservations for family members/friends must be made through the family member or friend’s Airbnb account. We no longer make exceptions to this policy. • Guests must notify host directly and promptly of any issues so that we can address them. • DC consistently makes it to the top of every list published for worries in the country for mosquitoes/bugs, rodents, and other pests. We are built into wetlands and marshland, surrounded by water, naturally hot and humid, densely populated, and architecturally connected, all qualities that create the perfect environment for pests of all varieties. We make every effort to minimize their impact on our guests and proactively and preventatively treat the grounds but we cannot guarantee a pest free experience. Mosquitoes, flies, outdoor bugs, and rodents are a natural part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address flying insects that manage to slip past these efforts and have plugin ultrasonic repellents installed throughout the house. The presence or sighting of pests does not constitute or warrant a refund. Guests must notify us if an infestation (defined as the presence of an unusually large number of insects or animals in a place, typically so as to cause damage or disease; the state of being invaded or overrun by pests) is detected INSIDE the unit and allow a reasonable amount of time and access to the unit to inspect and address them. • Quiet Hours: In accordance with DC’s noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am, seven days a week. This applies to both outdoor areas and, for units that are portion of a large, multi-unit property (ex. basement guest suites, private rooms, or upper unit of a multi-unit rowhome), indoors. If we must respond to a noise compliant from the owner, other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • No glitter or confetti • No beer pong • Guests may not remove the protective mattress and pillow encasement. These are for everyone’s health and safety. • Clean up after yourself and be respectful of our neighbors and other guests. We expect guests to be conscientious contributors while visiting our city. • Do not put any solids, grease/oil, or food waste down the drain, including the kitchen sink. Any costs associated with your stay for unclogging a drain or any plumbing repairs caused by improper use may be passed on to the guest. • Street parking is first come first served. We advise that guests lock their vehicle(s) at all times, not leave any items visible in their vehicle, never leave valuables in their vehicle, and regularly check their vehicle and nearby parking signage. Guests are responsible for abiding by any and all parking laws, regulations, and restrictions. We are not responsible for your vehicle and and make no guarantees as to the safety or security of guest vehicles. • No unauthorized checkouts. • Guests may not enter locked interior doors or areas marked “PRIVATE”. • Guests may not alter, tamper with, or manually override the timer for the garden lights to extend their operation beyond the pre-set shut off time. • If you forget an item upon departure, we are happy to mail it back to you for the cost of shipping plus a $10 convenience fee. Provide a description of the missing item and where you remember seeing it last/may have left it, your mailing address, and any preferences for shipping method/insurance. We will send a shipping estimate for you approval, followed by a Request for Money through the Airbnb Resolution Center. Once paid, we will mail your item. For large or high value items, you may opt to make arrangements for the item to be collected, packaged, and shipped by a private service. • Firearms and guns of any kind must be disclosed and approved PRIOR to booking. If a weapon of any kind if left by guests, it will be surrendered to the Metropolitan Police Department and guests will need to make arrangements to recover it from MPD. • Jenna responds to booking platform messages (generally) between the hours of 10:30am and 2am, EST. If you have an urgent issue, time sensitive need, or are experiencing an emergency and have already called 911, CALL. My phone is on Do Not Disturb overnight so I won’t wake up to booking platform alerts/messages, emails, or text messages but phone calls go through and I will wake up to my ringtone. After hours contact is for emergencies only. • Guests may use the grill and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood and/or charcoal and must FULLY EXTINGUISH fires no later than 10:30pm on weekdays and 11:30pm on weekends. Because this is a multi-unit property and the courtyard may be shared by multiple groups, guests are responsible for emptying and resetting the grill and fire pit after each use. Ash should be deposited into the provided silver pail beside the firewood cradle. DO NOT use charcoal in the fire pit or firewood in the grill • Do not send packages to yourself at the listing; mail delivery is not available directly to the alley entrance. Similarly, delivery services and car share services will not deliver or pick you up in the alley - see House Manual for details. • Guests must be considerate of their volume when entering the carriage house and courtyard after 10pm. Guests may not enter either of the interior doors in the carriage house. These are private areas. • Disclosure: we have exterior front and rear facing motion and noise detecting cameras with recording capabilities. These cameras are generally not monitored unless suspicious activity or excessive notifications are noticed. PENALTIES: In person warning for noise complaint - $50/visit Unresolved noise complaint/removal from property - $500 Unauthorized parties - $500 Unauthorized guests - $75/person Unauthorized/undisclosed pets/ESAs on premises - $150 Pet waste removal - $150 (this is the city-wide fine under DC’s “scoop the poop” law) Smoking inside - actual cost of mitigation and damage Unauthorized late checkout - $50/hour In person response for failure to vacate the property - $75 Unauthorized luggage storage - $200/24-hour period; luggage will be considered abandoned after 24 hours with no contact from guest Lock out - $50/visit Lost keys - actual cost of re-keying the lock and replacing spare keys

Cancellation Policy

  • Grace period: cancel within 48 hours after the reservation was made and at least 14 days before check-in to get a full refund
  • Cancel at least 30 days before check-in to get a full refund
