Free street parking with visitor pass (see "getting around) 25 minute walk to U.S. Capitol. Convenient to public transportation, grocery stores (Giant, Whole Foods, Harris Teeter, Trader Joes, Union Market), restaurants and bars, and all that the lively Atlas District/H St Corridor has to offer. Early 1900s row home with original wood floors and architectural details on a beautiful, tree-lined street a mile from the Capital building. A comfortable and unpretentious home base for families and friends. This listing is for the upper two floors of a 3-story rowhome and includes 3 bedrooms, 1 king bed, 1 queen and 1 full bed, 1 twin bed, and 1.5 baths with private living, kitchen, dining, and laundry areas and a shared courtyard with seating, fire pit, and charcoal grills. The basement is rented as a separate unit and access to the basement will be locked from both sides (i.e. upstairs guests cannot access the basement unit and basement guests cannot access the upstairs unit). Main Floor: - half bath - full kitchen - living room w/ 45" Roku TV - dining area w/ small bar height dining table that seats 4-6 - laundry room w/ stacked washer/dryer available for guest use Upstairs: - ROOM 1 : primary bedroom w/ king bed, 23" TV w/ Roku, west-facing windows, and closet - ROOM 2 : large sunny bedroom w/ 1 queen and 1 double bed, skylight, and east-facing windows (no guest closet) - ROOM 3 : small bedroom w/ twin bed, east-facing windows, skylight, and reach-in closet - EXTRA (by request only) : twin floor mattress w/ linens - full bath w/ tub GREEN EFFORTS! • We have solar! This property has been outfitted with rooftop solar panels. • We are a waste-conscious property and strive not to ascribe to modern consumerism. We believe imperfect things that are still perfectly functional should not contribute to the landfill (i.e. bleach spots, fading, and light wear and tear). When a linen is stained or damaged significantly, we donate towels and sheets to the local Humane Society and offer remaining items to a few local homeless individuals who help distribute them to those in their community who need them. As we replace with new linens, we choose organic cotton and other natural fibers whenever possible so they they naturally decompose/biodegrade or can be burned. • We pride ourselves on being active members of the local Buy Nothing and Freecycle communities, giving new life and a new home to like new and lightly used items. • We provide cotton towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own. • SaltSugar Fire Hospitality offers compost collection service! Please notify us in advance if you'd like to participate. • All ash and spent charcoal from the fire pits and grills is collected (silver pail) and used to amend out garden soil every year, along with compost from our compost collection partner, Compost Crew. • All toiletries, toilet paper, and consumables are selected with their ecological impact in mind. We use: • "Who Gives a Crap" zero waste recycled toilet paper • Ginger Lily Farm Botanics low fragrance vegan, cruelty free, plant based Aloe Vera soaps and conditioner • Clearalif (or similar) zero waste laundry detergent sheets • Wool dryer balls Outdoor Spaces: - enclosed courtyard shared with Carriage House and basement guests - front porch with cafe table, chairs, and bench (we hope that 2023 will see our newly transplanted grapevine fill out and fruit - they're edible and yummy!) ACCESS: There are three units at this property. You are renting the upstairs unit of the Main House and have full, private access to the main and second floors. There is an adjoining basement apartment in the Main House, separated by a double locked stairwell to which only the owner and host have a key. At the rear of the property, there is a Carriage House garage and apartment where the owner resides. When out of town, he rents the Carriage House apartment on Airbnb and these guests also have access to the courtyard. Basement guests and owner/Carriage House guests DO NOT have access to the Main House and you DO NOT have access to the basement or Carriage House (excluding the hallway that leads to the alley for the purpose of take trash out to the municipal bins during your stay). THINGS TO NOTE: No parties, events, "gatherings", or unauthorized visitors are allowed on the premises. If your visit is to celebrate a birthday or any special occasion, please let us know in your message even if you do not plan to host it at the house. • We can not guarantee early checkin in advance or offer luggage storage at this property. Please do not loiter at the property if you arrive early, as this encourages vagrants in the area to do the same. There are several luggage storage services available in DC; let us know if you'd like more information • For guests with allergies or sensitivities, some of the duvets and pillows are down-filled and we use fragranced cleaners and air fresheners. Please notify us of your allergies in your booking message so we can set up the unit to accommodate your needs - We provide cotton towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own. • This nearly 200-year old, 3-story rowhome does not have zoned heating/cooling and may experience unbalanced temperatures from floor to floor during the hottest and coldest months. We have window AC units and fans in the second floor bedrooms for your comfort. The basement heats VERY quickly in the winter so the thermostat is set with a governor not to exceed 74F (anything above 74F translates to above 80F in the basement, which exceeds housing code regulations for temperature). We recommend keeping bedroom doors open overnight to allow warm air to circulate more efficiently and have room heaters available by request. LOCATION/GETTING AROUND: NoMa is one of DC's newer neighborhoods and derives it's name from it's location "No"rth of "Ma"ssachusettes (Ave). It's southern border is most notably identified by Union Station and the Northern border by Union Market, a burgeoning food hall reimagined from it's beginnings as a wholesale market, and Galludet University, the country's first and largest university for the deaf and hard of hearing that was originally chartered by President Lincoln. It is fast becoming one of DC's most densely populated neighborhoods and offers easy access to the rest of the city, the highway, restaurants, bars, and everything you need to live comfortable in your own neighborhood. Buslines: X2 and D8 lines take you to Union Station, downtown, & Children National/Medstar Washington Hospital; D4 line takes you downtown and to Ivy City. Metro Rail (~ 3/4 mile): Union Station is ~6 blocks walk; NoMa/Galludet Metro Station is 5 ½ blocks walk; the free H St Streetcar is 1 block away. Parking in the neighborhood is primarily restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). Guests may smoke outdoors only, must properly ash/extinguish/dispose of their smoking materials in the provided ashtray, and empty the ashtrays into the outdoor bins (never indoor bins) at the end of their reservation. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our minimum requirements. • Third party reservations (bookings made for someone else where the booking guest will not be present on site full time) are not permitted, except through the Airbnb for Work corporate/business interface (airbnb.com/work), which assigns the reservation to the guest physically staying at the property. Reservations for family members/friends must be made through the family member or friend’s Airbnb account. We no longer make exceptions to this policy. • Guests must notify host directly and promptly of any issues so that we can address them. • DC consistently makes it to the top of every list published for worst city in the country for mosquitoes/bugs, rodents, and other pests. We are built into wetlands and marshland, surrounded by water, naturally hot and humid, densely populated, and architecturally connected, all qualities that create the perfect environment for pests of all varieties. We make every effort to minimize their impact on our guests and proactively and preventatively treat the grounds but we cannot guarantee a pest free experience. Mosquitoes, flies, outdoor bugs, and rodents are a normal and natural part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address flying insects that manage to slip past these efforts and have plugin ultrasonic repellents installed throughout the house. The presence or sighting of pests does not constitute or warrant a refund. Guests must notify us if an infestation (defined as the presence of an unusually large number of insects or animals in a place, typically so as to cause damage or disease; the state of being invaded or overrun by pests) is detected INSIDE the unit and allow a reasonable amount of time and access to the unit to inspect and address them. • Quiet Hours: In accordance with DC’s noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am, seven days a week. This applies to both outdoor areas and, for units that are portion of a large, multi-unit property (ex. basement guest suites, private rooms, or upper unit of a multi-unit rowhome), indoors. If we must respond to a noise compliant from the owner, other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • No glitter or confetti • No beer pong • Guests may not remove the protective mattress and pillow encasement. These are for everyone’s health and safety. • Clean up after yourself and be respectful of our neighbors and other guests. We expect guests to be conscientious contributors while visiting our city. • Do not put any solids, grease/oil, or food waste down the drain, including the kitchen sink. Any costs associated with your stay for unclogging a drain or any plumbing repairs caused by improper use may be passed on to the guest. • Street parking is first come first served. We advise that guests lock their vehicle(s) at all times, not leave any items visible in their vehicle, never leave valuables in their vehicle, and regularly check their vehicle and nearby parking signage. Guests are responsible for abiding by any and all parking laws, regulations, and restrictions. We are not responsible for your vehicle and and make no guarantees as to the safety or security of guest vehicles. • No unauthorized checkouts. • Guests may not enter locked interior doors or areas marked “PRIVATE”. • Guests may not alter, tamper with, or manually override the timer for the garden lights to extend their operation beyond the pre-set shut off time. • If you forget an item upon departure, we are happy to mail it back to you for the cost of shipping plus a $10 convenience fee. Provide a description of the missing item and where you remember seeing it last/may have left it, your mailing address, and any preferences for shipping method/insurance. We will send a shipping estimate for you approval, followed by a Request for Money through the Airbnb Resolution Center. Once paid, we will mail your item. For large or high value items, you may opt to make arrangements for the item to be collected, packaged, and shipped by a private service. • Firearms and guns of any kind must be disclosed and approved PRIOR to booking. If a weapon of any kind if left by guests, it will be surrendered to the Metropolitan Police Department and guests will need to make arrangements to recover it from MPD. • Jenna responds to booking platform messages (generally) between the hours of 10:30am and 2am, EST. If you have an urgent issue, time sensitive need, or are experiencing an emergency and have already called 911, CALL. My phone is on Do Not Disturb overnight so I won’t wake up to booking platform alerts/messages or text messages but phone calls go through and I will wake up to my ringtone. After hour contact is for emergencies only. • Guests may use the grill and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood and/or charcoal, must FULLY EXTINGUISH fires no later than 10:30pm on weekdays and 11:30pm on weekends, and must empty the grill and/or fire pit periodically and at checkout to prevent it from being sent airborne by wind or washing down the storm drain by rain. Ash should be deposited into the provided silver pail beside the firewood cradle. DO NOT use charcoal in the fire pit. • Guests may not use the fireplace in the living room; it is purely decorate and does not have a functioning chimney • Guests may not sleep on the white sofa in the main living room • We do not recommend sending packages to yourself if you will not be available to receive it in person. We are not able to accept packages on your behalf and porch piracy is a major issue in DC so we cannot guarantee receipt. • Disclosure: we have exterior front and rear facing motion and noise detecting cameras with recording capabilities. These cameras are generally not monitored unless suspicious activity or excessive notifications are noticed. When making an inquiry or submitting a request to book, please make sure the number of guests is accurate and tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive. COVID protocols: • Because the HVAC ducting and courtyard are shared spaces, we highly recommend guests be full vaccinated and boosted before staying with us. • Guests must comply with current local mayor's orders, travel guidelines, and health recommendations, including but not limited to vaccine verification, testing, wearing masks in public places, maintaining an appropriate social distance, etc... • Guests must notify us if they feel ill or are diagnosed/test positive for the novel coronavirus at any point leading up to checkin and for 2 weeks after checkout (for contact tracing) or believe they may have come into contact with someone who has. • NO PARTIES, EVENTS, "GATHERINGS", or additional guests (anyone not included on your original reservation) on premises. • NO SMOKING INSIDE (this includes all tobacco products, marijuana, vaporizers, etc...). Guests may only smoke on the front patio or in the courtyard and must properly ash/extinguish/dispose of their smoking materials in the provided ashtrays and empty the ashtrays at the end of their reservation. • NO ANIMALS of any kind. Because this listing has shared HVAC ventilation and physical spaces, we cannot accommodate ESAs or service animals. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our minimum requirements. • If you are booking for someone else and will not be on site in person during the reservation, you must provide the name(s) and phone number(s) of the person(s) you are booking for. The owner of the guest profile remains expressly responsible for the reservation and its guests. • The primary account holder must be at least 25 years of age. • In accordance with the DC noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by the owner, other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • Guests may not use the fireplace in the living room. • Guests may use the grills and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood, must fully extinguish the fire no later than 10:30pm on weekdays and 11:30pm on weekends, and must empty and reset the grills and/or fire pit upon checking out. • Be sure to clean up after yourself. The cleaners charge a reduced rate turnover fee to ensure the property is clean for your checkin and is based on the assumption that guests will be respectful of the space and upkeep during their stay. A traditional housekeeper's fee for this size space, including laundry and dishes, would be upwards of $200. Any extra charges incurred from the cleaning staff will be deducted from your security deposit. • No confetti or glitter. • Beer pong is not permitted indoors. You may play beer pong in the courtyard but must bring your own table, collect and dispose of ALL ping pong balls and solo cups, and rinse away any spills with the hose. • Do not sleep on the white sofa in the main living room; it is not an appropriate sleeping arrangement and any additional cleaning fees or damage to it during your stay will be deducted from your security deposit. • Do not send packages to yourself with delivery dates before or after your reservation as we are not able to accept packages on your behalf or guarantee receipt. • Guests may only enter the carriage house to take trash/recycling to the alley during longer stays. Guests may not enter either of the interior doors in the carriage house. These are private areas. • No unauthorized late checkouts. Inquire with host • Do not put any food waste down the drain (including the kitchen sink). Any costs associated with your stay for unclogging a drain or any plumbing repairs cause be improper use will be passed on to the guest. • If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee. • Disclosure: we have exterior front and rear facing motion and noise sensing cameras with recording capabilities.
