Convenient to public transportation (Union Station, NoMa Metro, H St Streetcar, X2 bus, Capital Bikeshare), grocery stores (Giant, Whole Foods, Harris Teeter, Trader Joes, Union Market), restaurants and bars, and all that the lively Atlas District/H St Corridor has to offer. Early 1900s row home with original wood floors and architectural details on a beautiful, tree-lined street a mile from the Capital building. A comfortable and unpretentious home base for families and friends. This listing is for a 3-story rowhome and includes 2 queen beds, 2 full beds, 1 twin bed, 1 twin floor mattress, a comfy leatherette chaise sofa with linens for sleeping, and 2.5 baths with private kitchen, dining, and laundry areas, two separate living areas, and a shared courtyard with seating, fire pit (see house rules below), and charcoal grills. Main Floor: - half bath - full kitchen - living room w/ 45" Roku TV - dining area w/ small bar height dining table that seats 6 - laundry room w/ stacked washer/dryer available for guest use Upstairs: - ROOM 1 : master bedroom w/ queen bed, 23" TV, Amazon fire stick, west-facing windows, and closet - ROOM 2 : large sunny bedroom w/ 2 double beds, skylight, and east-facing windows (no guest closet) - ROOM 3 : small bedroom w/ twin bed, east-facing windows, skylight, and reach-in closet - full bath w/ tub Basement: - 2 Queen Beds (beginning March 15th, we will be reconfiguring the basement area to include 2 queen beds vs the original one queen bed pictured and will update photos once the current guests check out and we make the change) - Separate living room w/ comfy chaise sofa and linens to sleep on it - mini fridge, 4-cup coffee maker, water filter, cups, and a few plates to make this space function like a separate guest suite, if desired. - Extra Twin floor mattress w/ linens - Compact three-piece bathroom with standing shower Outdoor Spaces: - fully enclosed courtyard shared with owner occupied Carriage House - front porch with patio seating and bench There are two units at this property. - At the rear of the property, there is a Carriage House garage and apartment, where the owner resides. When out of town, he rents the Carriage House apartment on Airbnb and these guests also have access to the courtyard. They DO NOT have access to the Main House. GREEN EFFORTS! • We have solar! This property has been outfitted with rooftop solar panels. • We are a waste-conscious property and endeavor to eschew modern consumerism. We believe imperfect things that are still perfectly functional should not contribute to the landfill (i.e. bleach spots, fading, and light wear and tear). When a linen is stained or damaged significantly, we donate towels and sheets to the local Humane Society and offer remaining items to a few local homeless individuals who help distribute them to those in their community who need them. As we replace with new linens, we choose organic cotton and other natural fibers whenever possible so they they naturally decompose/biodegrade or can be burned. • We pride ourselves on being active members of the local Buy Nothing and Freecycle communities, giving new life and a new home to like new and lightly used items. • We provide cotton towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own. • SaltSugar Fire Hospitality offers compost collection service! Please notify us in advance if you'd like to participate. • All ash and spent charcoal from the fire pits and grills is collected (silver pail) and used to amend out garden soil every year, along with compost from our compost collection partner, Compost Crew. • All toiletries, toilet paper, and consumables are selected with their ecological impact in mind. We use: • 100% Bamboo or recycled toilet paper in plastic-free packaging • Ginger Lily Farm Botanics low fragrance vegan, cruelty free, plant based Aloe Vera soaps and conditioner • Clearalif (or similar) zero waste laundry detergent sheets • Wool dryer balls lightly fragranced with essential oils in place of polyester fiber dryer sheets or silicone based fabric softeners. Things to Note: • We do not offer early checkin or luggage storage at this property. Please do not loiter at the property if you arrive early as this encourages vagrants in the area to do the same. There are several luggage storage services available in DC; let us know if you'd like more information • The MAX number of guests we can accommodate is 12 (13 with an infant or toddler) but, for your comfort, we recommend no more than 9 adults. • For guests with allergies or sensitivities, some of the duvets and pillows are down-filled and we use fragranced cleaners and air fresheners. Please notify us of your allergies in your booking message so we can set up the unit to accommodate your needs • As a waste conscious property, we provide cotton towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own. • This nearly 200-year old, 3-story rowhome does not have zoned heating/cooling and may experience unbalanced temperatures from floor to floor during the hottest and coldest months. We have fans in the second floor bedrooms for your comfort. • The neighbors are super friendly and like to unwind with music, a 6-pack, and a smoke in the evenings, particularly on weekends. They know you are a guest and will keep it down if you ask them politely. They're also long time residents of DC and know a ton about the neighborhood and city if you have any questions. Neighborhood: NoMa is one of DC's newer neighborhoods and derives it's name from it's location "No"rth of "Ma"ssachusettes (Ave). It's southern border is most notably identified by Union Station and the Northern border by Union Market, a burgeoning food hall reimagined from it's beginnings as a wholesale market, and Galludet University, the country's first and largest university for the deaf and hard of hearing that was originally chartered by President Lincoln. It is fast becoming one of DC's most densely populated neighborhoods and offers easy access to the rest of the city, the highway, restaurants, bars, and everything you need to live comfortable in your own neighborhood. Getting Around: Buslines: X2 and D8 lines take you to Union Station, downtown, & Children National/Medstar Washington Hospital; D4 line takes you downtown and to Ivy City. Metro Rail (~ 3/4 mile): Union Station is ~6 blocks walk; NoMa/Galludet Metro Station is 5 ½ blocks walk; the free H St Streetcar is 1 block away. Parking in the neighborhood is primarily restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and be able to print your pass ahead of checkin. Note: it is new system through the city and the only means of procuring a visitor parking pass for street parking at our property. Terms & Conditions
When making an inquiry or submitting a request to book, please tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive. COVID protocols: • Guests must comply with current local mayor's orders, travel guidelines, and health recommendations, including but not limited to vaccine verification, testing, wearing masks in public places, maintaining an appropriate social distance, etc... • Guests must notify us if they feel ill or are diagnosed/test positive for the novel coronavirus at any point leading up to checkin and for 2 weeks after checkout (for contact tracing) or believe they may have come into contact with someone who has. • NO PETS, PARTIES, EVENTS, "GATHERINGS", or additional guests (anyone not included on your original reservation) on premises. • NO SMOKING INSIDE (this includes all tobacco products, marijuana, vaporizers, etc...). Guests may only smoke on the front patio or in the courtyard and must properly ash/extinguish/dispose of their smoking materials in the provided ashtrays and empty the ashtrays at the end of their reservation. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our minimum requirements. • If you are booking for someone else and will not be on site in person during the reservation, you must provide the name(s) and phone number(s) of the person(s) you are booking for. The owner of the guest profile remains expressly responsible for the reservation and its guests. • There must be at least one person over the age of 25. • In accordance with the DC noise ordinance, outdoor volumes must be maintained at a reasonable level (the law states under 55 decibels, the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by the owner/carriage house guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • Guests may not use the fireplace in the living room (it is not a functioning chimney). • Guests may use the grills and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood or charcoal (the Whole Foods i a block away and previous guests often leave remnants, must fully extinguish the fire no later than 10:30pm on weekdays and 11:30pm on weekends, and must empty and reset the grills and/or fire pit (ash pail provided in courtyard) before checking out. • Be sure to clean up after yourself and be respectful of our neighbors. We've negotiated a reduced rate cleaning fee to ensure the property is clean for your checkin, which is based on the expectation that guests will be respectful of the space and upkeep during their stay. Any extra charges incurred from the cleaning staff will be charged to you via the Airbnb resolution center. • No confetti or glitter. • Do not sleep in the white sofa in the main living room, it is not an appropriate sleeping arrangement. • We do not recommend sending packages to yourself if you will not be available to receive it in person. We are not able to accept packages on your behalf and porch piracy is is a major issue in DC so we cannot guarantee receipt. • Guests may only enter the carriage house to take trash/recycling to the alley between 8am and 10pm. Guests may not enter either of the interior doors in the carriage house. These are private areas. • No unauthorized late checkouts. Inquire with host • Do not put any food waste down the drain (including the kitchen sink). Any costs associated with your stay for unclogging a drain or any plumbing repairs cause be improper use will be passed on to the guest. • If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee. • I respond to messages (generally) between the hours of 10am and 2am, EST. If you have an urgent issue, time sensitive need, or are experiencing an emergency, CALL. My phone is on Do Not Disturb overnight so I don't wake up to message alerts but phone calls go through and I will wake up to my ringtone. • Disclosure: we have exterior front and rear facing motion and noise sensing cameras with recording capabilities. Penalties: In person warning for noise complaint - $50/visit Unresolved noise complaint/removal from property - $500 Unauthorized parties - $500 Unauthorized guests - $75/person Pets/ESAs on premises -$150 Smoking inside - based on actual cost to remediate smoke Unauthorized late checkout causing cleaners to wait or reschedule - $50/hour In person response for failure to vacate the property - $75 Unauthorized luggage storage - $200/24-hour period - luggage will be considered abandoned after 24 hours with no contact from guest.
