Located in the lively Atlas District/H St Corridor, this colorful 1 bedroom basement apartment is perfect for business travelers, couples, or small families with children and is an easy walk to the many restaurants, bars, and coffee shops of H St. Only a 60 second walk to multiple bus lines and the free DC Streetcar make it a great location to explore DC! FREE PARKING PASS! (by request) THE SPACE Enjoy this fun and stylishly furnished 850 sq/ft (79 sq/m) apartment. Our vibrant apartment has a DC theme and a cozy feel. Wash off the city after a long day of sightseeing by enjoying the relaxing massage of body jets and a rain shower. Or take it easy and watch TV in bed while the kids watch their shows in the living room. If you have little ones, no need to bring extra gear. We have a pack-n-play for them to sleep in (or to contain them), some toys for them to play with, kid’s plates/cups/cutlery, and a full size washer and dryer to clean off the "fun" they had in the city. Make breakfast in the kitchen with the fresh ingredients you bring back from Whole Foods (only 2 blocks west) or Saturday's farmer's market (5 blocks east) before touring our super walkable city. Enjoy complimentary local coffee from our favorite small batch roaster (OTHERS Coffee) or tea before facing the day. We provide a welcome book with information on nearby places to eat and drink, how to operate different features of the apartment, and complementary SmarTrip cards to use during your stay (each person over 5 years old needs their own) which may even have some money left over from a previous guest. LAUNDRY: A king size washer and dryer is located inside the apartment. Detergent is also provided (we no longer use dryer sheets or fabric softener to reduce our impact on DC's often strained water systems). An iron and ironing board are provided. SAFETY: Fire extinguisher, first aid kit, carbon monoxide detector, auto-locking deadbolt. ADD-ON SERVICES • I've partnered with several local professionals to offer an ever-expanding menu of extra services** including concierge services, personalized cooking classes, grocery provisions (stock the apartment with fresh ingredients and fun beverages), custom meal kit delivery, private chef and beverage/mixology experiences, in-home massage, mobile auto repair, local excursion planning, and more. Let me know in your booking message how I can make your stay exceptional **subject to scheduling and product availability • Deep cleaning at checkout is not necessary but we ask a few simply tasks of guests: load and start the dishwasher, collect trash into the indoor bins, collect used towels into the bathroom, and turn off lights and appliances. Our cleaners offer a traditional housekeeping service at $80/visit, if you'd like. Inquire with host. Let us know in your booking message how we can make your stay exceptional. GUEST ACCESS • Front door access only. Back door is for emergency egress ONLY and must remain locked. The back area and front porch or exclusively for use by the upstairs tenants. • The door is keyless entry so you don't have to worry about losing a key. The door locks automatically after 30 seconds so be sure to pull the door shut until it latches. OTHER THINGS TO NOTE • The upstairs unit is occupied full time and, although the place is well soundproofed, you will hear their footsteps overhead and occasionally some additional noise if they are entertaining guests. • While the maximum occupancy is 4 adults, we recommend 3 adults for optimal comfort. The owners equipped the guest suite to comfortably accommodate business travelers, couples, and families with children (the full-sized convertible sofa is better suited for young kids). • We no longer provide paper towels in an effort to reduce waste (The hospitality industry is a significant contributor to our country's waste problem and DC, in particular, has a troublesome waste management system that must outsource all of our waste disposal to other cities and states). Guests will find cloth kitchen towels and wash cloths in the kitchen drawer to the left of the dishwasher. Guests are welcomed to supply or purchase their own paper towels and may find partial rolls from previous guests in the apartment. NEIGHBORHOOD • H Street NE, a dynamic one-and-a-half mile stretch in Northeast DC, is known for its nightlife, restaurants, pop-ups, festivals, and communal atmosphere. The area is growing with new stores, restaurants, and bars opening up regularly. • The neighborhood is easy to walk and you can enjoy the tree lined streets and row homes of Capitol Hill North and NoMa. • The small, seasonal H Street Farmers' Market, open Saturdays, 9 a.m. to 12:30 p.m. from mid-April to mid-December at 800 13th Street NE. Visitors will find the best our local woodshed has to offer, including ethically raised meats, handmade cheeses, fruits, vegetables, pastries, and flowers. • A few blocks away is Union Market, DC’s hippest spot, a renovated and reinvented mid-century produce and meat distribution warehouse that now hosts a variety of food kiosks, casual restaurants, and boutique producers. The area is constantly expanding and now boasts a pop-up movie theater, several artisan shops, high end restaurants, awesome bars, and a Total Source Fitness. • One mile south is Eastern Market, a DC landmark, with fresh fruits, meat, and vegetables (all year long) along with a thriving outdoor weekend market of hand made crafts, paintings, etc... a wonderful place to find unique gifts from local vendors (a 20 minute walk or 5-10 minute bus ride). Terms & Conditions
Please tell us: • a little about what brings you to DC/the rental • who will be traveling with you (including all children/infants and any assistance animals) • where you are traveling from • what time you plan to get into town • No parties or events • No glitter or confetti • No additional guests allowed on premises for any length of time without prior approval. Violation of this rule will result in fines. Guests must be at least 25 years of age to book. • If you are booking for someone else and will not be present yourself for part or all of the reservation, you must provide the name and contact information of the individuals(s) actually staying and all parties must read and sign the booking agreement • Do not disturb the upstairs tenants. If you have any issues, contact your host. • Be respectful of our neighbors and the upstairs tenants by maintaining a considerate volume. Do not leave trash or personal belongings in the front yard. • Be sure to clean up after yourself and be respectful of our neighbors. • If we must respond to a noise complaint, you may be asked to vacate the premises immediately, forfeiting any refund and your full deposit. • Guests are not permitted to use the rear entrance (except for emergency egress) or back area - they are exclusively for use by the upstairs tenants. • Guests should not send themselves mail at the Airbnb as we do not live on property and cannot guarantee receipt. • No smoking of any kind, including cannabis, allowed anywhere on premises. Any evidence of smoking (cannabis or other) and you will be asked to leave and forfeit your full deposit. • Guests may not remove the protective mattress and pillow encasements. These are for everyone's health and safety. • DC consistently makes it to the top of every list published for worst in the country for mosquitoes/bugs, rodents, and other pests. We are built into wetlands and marshland, surrounded by water, naturally hot and humid during the spring and summer months, densely populated, and architecturally connected, all qualities that create the perfect environment for pests of all varieties. We make every effort to minimize their impact on our guests and proactively and preventatively treat the grounds but we cannot guarantee a pest free experience. Mosquitoes, flies, outdoor bugs, and rodents are a natural, albeit unfortunate, part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address flying insects that manage to slip past these efforts and have plugin ultrasonic repellents installed throughout the house. The presence or sighting of pests does not constitute or warrant a refund. Guests must notify us if an infestation (defined as the presence of an unusually large number of insects or animals in a place, typically so as to cause damage or disease; the state of being invaded or overrun by pests) is detected INSIDE the unit and allow a reasonable amount of time and access to the unit to inspect and address them. • SmarTrip cards must be returned at the end of your stay. • If you leave an item at the apartment upon checking out, we're happy to mail it to you for the cost of shipping plus a $10 fee.
