Freshly redecorated in 2025! The convenient Eckington location is idea, whether you're visiting for work or to visit DC's many attractions. Two metro stops @ ~¾ mile walking distance and direct-to-downtown bus stops only 1 ½ blocks away. The Scholar's Sanctuary and SaltSugarFire Hospitality welcome folks of every color, creed, and walk of life and expect ALL of our guests to conduct themselves with kindness, consideration, and respect, regardless of your personal beliefs. This beautiful example of Queen Anne architecture was originally built in 1905 and completely renovated in 2010 as part of DC's early wave of restoration. It is the owners' home and, while it has been transformed for guest use, it's furnishings and contents are theirs and bare the signs of being lived in and loved for many years. This is a home, not just a house. With plenty of square footage, this large rowhome is ideal for families, friend groups, and work colleagues that want space to spread out while being convenient to all of DC. Free street parking for one vehicle with visitor parking pass (See Where You'll Be section beneath the map). Guests are NOT PERMITTED to enter/access the basement, attic crawl space, or under-deck patio (exclusively for basement guests). INTERACTION This is the owner's home. We are welcoming Airbnb guests while they're in Italy for work. Jenna (owner/operator of SaltSugarFire Hospitality) will be your primary contact and lives about 20 minutes away. OTHER THINGS TO NOTE No parties, events, "gatherings", or unauthorized visitors are allowed on the premises. If your visit is to celebrate a birthday or any special occasion, please let us know in your message, even if you do not plan to host it at the house. • The entrance is accessed up a flight of stairs. • All bedrooms/sleeping areas are located up a flight of stairs. (Guests may not sleep on the living room sofa). We have a twin air mattress + folding frame that we can provide by request and set up in the dining room for guests whose mobility limitations make stairs difficult but there is only a half bath on the first floor. Max number of guests remains 6 without exception, including children and infants, due to licensing and legislative requirements. • The garden is accessed down a flight of stairs. • We do not provide single use paper towels or napkins in an effort to reduce waste (the hospitality industry is a significant contributor to our country's waste problem and DC, in particular, has a troublesome waste management system that must outsource all of our waste disposal to other cities and states). Guests will find recycled cloth towels in the kitchen drawer to the left of the dishwasher. Guests are welcomed to supply or purchase their own paper towels and may find partial rolls from previous guests in the house. • We do not offer early checkin or luggage storage on site but our next door neighbors are occasionally able to hold bags for guests before checkin and after checkout. $10 for up to 4 bags/suitcases + $2/bag over 4 and $30/hour for late pickup/dropoff (you'll discuss the time frame in advance and this overtime rate applies in 15 minute increments if they must wait for you after your arranged times). • For guests with allergies or sensitivities: some duvets and pillows are down-filled and we use fragranced cleaners. We have down-alternative bedding and can accommodate fragrance sensitivities with advance notice. PLEASE NOTIFY us of your allergies in your booking message so we can set up the unit to accommodate your needs • This nearly 200-year old, 3-story rowhome does not have zoned heating/cooling and may experience unbalanced temperatures from floor to floor and room to room during the hottest and coldest months. The basement has a dedicated dual head mini split system. NEIGHBORHOOD The quiet, charming Eckington neighborhood was established in the 1880s and is adorned with beautiful Victorian style homes. It is perfectly located just north of the Capitol/Union Station within walking distance are lovely resturants, including The Pub and People Restaurant and Bar, The Red Hen, Boundary Stone Bar/Restaurant, etc. There are also a couple of convenient stores a short walk from the property. If you are traveling with children, there is a public park located 1.5 blocks away, with a public pool open during the summer months. GETTING AROUND Conveniently located 10-15 min Uber ride from Downtown DC and all major sites/neighborhoods. Easy access to local transportation - a bus stop (buses to Downtown DC) 1/2 block away and 2 Metro Stations (NoMa and Shaw) 15 mins walk away. Parking in the neighborhood is restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and have the vehicle details (make, color, license plate info) to request the pass. For details on utilizing Metro Bus/Rail systems, visit the WMATA website. If you plan to use the metro, you can now pay for fares using any tap to pay credit/debit card or using your smart phone by adding WMATA mobile pay to your Apple/Google Wallet. If you don't have a smart phone or tap to pay credit/debit card and would like to borrow SmarTrip fare cards, just let me know (I keep a bunch on hand as loaners but you must remember to return them before checkout). • When making an inquiry or submitting a request to book: - ensure the number of guests listed on the reservation is accurate - tell us a little about what brings you to town (or your reasons for booking) - who will be staying with you (including children/infants and animals) - where you are traveling from - what time you plan to arrive - if you will have or plan to rent a vehicle • NO PARTIES, EVENTS, "GATHERINGS", or unauthorized visitors (anyone not included on your original reservation) on premises. This includes services providers booked through Airbnb Services. If your visit is to celebrate a birthday or any special occasion, please let us know in your message even if you do not plan to host it at the house. • No weapons are permitted on premise for any length of time - Airbnb defines a weapon as "any mechanism that can be used to fire a projectile is considered a weapon. This includes, but is not limited to: standard firearms, air guns, self-defense or deterrent devices such as tasers or pepper spray, ammunition of any kind, and imitation firearms." • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our booking requirements. • If you are booking for someone else and will not be on site in person during the reservation, you must book through Airbnb Work business account and assign the reservation to the guest who will be staying. We may make an exception for certain specific extenuating circumstances at our sole discretion. The owner of the guest profile booking the stay remains expressly responsible for the reservation, its guests, and any damages. For third party reservations, including those made through Airbnb Work business accounts, the organizer/planner will be require to submit a security deposit through our property management software and all parties (organizer/planner + all adult guests) must read and sign a standard booking agreement. • It is the booking guest's sole responsibility to ensure the method of payment provided on Airbnb at the time of submitting a booking request is valid and appropriately funded to cover the total payment for the requested dates (or first payment for reservations greater than 30 nights). While Airbnb automatically allows 24 hours to resolve "awaiting payment" issues with their payment method after a booking request is accepted, our "awaiting payment" policy timeline is as follows: - for booking requests made and accepted 15+ days before checkin: 24 hours to resolve "awaiting payment" issues and confirm the booking - for booking requests made and accepted less than 15 days but more than 48 hours before checkin: 12 hours to resolve "awaiting payment" issues and confirm the booking - for booking requests made and accepted less than 48 hours before checking: 8 hours to resolve "awaiting payment" issues and confirm the booking IF guest has responded to provide context for the issue or indicate they are actively working towards resolving it. If the booking request shows "awaiting payment" with no communication from guest, the booking request may be cancelled in as soon as 4 hours after initially being accepted. - guests may resubmit a booking request but a subsequent "awaiting payment" for the new booking request must be resolved immediately (within 30 minutes) - guests will not receive any access or checkin information until then "awaiting payment" issue is resolved and may result in delays to the stated checkin time • Guests must notify host directly and promptly of any issues so that we can address them. • Guests MAY NOT use the piano. • No pets. • Service dogs are welcomed but we ask that you let us know you have one so we can provide some additional information and supplies (primarily a cover for the sofa cuz it's IMPOSSIBLE to get dog fur out of). Unfortunately, we cannot accommodate feline service animals. • Quiet Hours: In accordance with DC’s noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am, seven days a week. This applies to both outdoor areas and, for units that are portion of a large, multi-unit property (ex. basement guest suites, private rooms, or upper unit of a multi-unit rowhome), indoors. If we must respond to a noise compliant from other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • Guests are NOT permitted to enter locked spaces or areas not expressly included in the description of this list without prior authorization from the host. Any violation of this may result in additional fees (see below). • Guests may not alter, tamper with, or manually override the timer for the garden lights to extend their operation beyond the pre-set shut off time (10pm weekdays, 11pm weekends). • Vaping and smoking tobacco or marijuana are NOT permitted inside the house. Guests who violate this policy will be responsible for all cleaning costs associated with smoke remediation. Guests may smoke in the back yard but must ash and dispose of their fully extinguished smoking waste in the provided ashtrays (NEVER on the ground, in the garden beds, or flicked over the fence) and empty the ashtrays in the outdoor bins out front at the end of their stay. In the District of Columbia, if you are over 21 years of age, you are legally allowed to smoke on private property, carry up to 2oz of cannabis on your person, and gift or donate (buying and selling is still illegal, as is smoking in public). That being said, please be considerate of the neighbors. • Be sure to clean up behind yourself. Guests staying longer than a few days are responsible for day to day cleaning and upkeep (ex. collecting trash and taking it to the outdoor bins for collection day, cleaning up messes and spills, wiping counters and stove, sweeping/swiffering/vacuuming as needed, and acting in due diligence to prevent undue wear and tear, damage, and attraction of pests). Guests will be responsible for any additional cleaning costs caused by their failure to do so. • Be respectful of our neighbors and other guests. We expect guests to be conscientious contributors while visiting our city. • No glitter or confetti • No beer pong • Guests may not remove the protective mattress and pillow encasements. These are for everyone’s health and safety. • Clean up after yourself and be respectful of our neighbors and other guests. We expect guests to be conscientious contributors while visiting our city. • Do not put any solids, grease/oil, or food waste down the drain, including the kitchen sink. Any costs associated with your stay for unclogging a drain or any plumbing repairs caused by improper use may be passed on to the guest. • Street parking is first come first served. We advise that guests lock their vehicle(s) at all times, not leave any items visible in their vehicle, never leave valuables in their vehicle, and regularly check their vehicle and nearby parking signage. Guests are responsible for abiding by any and all parking laws, regulations, and restrictions. We are not responsible for your vehicle and and make no guarantees as to the safety or security of guest vehicles. • No unauthorized late checkouts. • Do not sleep in the main floor living room sofa; it is not an appropriate sleeping arrangement and using it as a bed causes undue wear and tear. • Do not send mail or packages to yourself at the Airbnb. Porch pirate package theft if a major issue throughout DC and we are not able to accept packages on your behalf or guarantee receipt. • If you forget an item upon departure, we are happy to mail it back to you for the cost of shipping plus a $10 convenience fee. Provide a description of the missing item and where you remember seeing it last/may have left it, your mailing address, and any preferences for shipping method/insurance. We will send a shipping estimate for you approval, followed by a Request for Money through the Airbnb Resolution Center. Once paid, we will mail your item. For large or high value items, you may opt to make arrangements for the item to be collected, packaged, and shipped by a private service. • Disclosure: we have exterior front and rear facing motion and noise sensing cameras with recording capabilities. Guests may not turn off, unplug, move, adjust, or cover these devices. Our house rules have come about out of necessity and we hope you can understand and appreciate their intent. First and foremost, we want our guests to enjoy the home and their time with us. The vast majority of our guests conduct themselves respectfully and with consideration of the owner's home. Unfortunately, we continue to have a see subset of guests whose behaviors are problematic and the house rules are in place to provide clarity and structure when dealing with these situations.
