• When making an inquiry or submitting a request to book, make sure the number of guests is accurate and tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive.
COVID protocols:
• Guests must comply with current local mayor's orders, travel guidelines, and health recommendations, including but not limited to testing, wearing masks in public places, maintaining an appropriate social distance, etc...
• Guests must notify us if they feel ill or are diagnosed/test positive for the novel coronavirus at any point leading up to checkin and for 2 weeks after checkout.
• No parties, events, "gatherings", or additional guests (anyone not included on your original reservation) on premises without prior approval from host.
• Number of guests listed in reservation must be updated and accurate prior to checkin.
• We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our booking requirements.
• No pets.
• Unfortunately, we cannot safely accommodate animals of any kind, including ESAs and assistance animals because this is a 2-unit property with shared ventilation and outdoor spaces.
• If you are booking for someone else and will not be on site in person during the reservation, you must provide the name(s) and phone number(s) of the person(s) you are booking for. The owner of the guest profile remains expressly responsible for the reservation and its guests.
• The booking guest must be at at least 25 years of age.
• In accordance with the DC noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by a neighbor or by law enforcement, you may be fined and your group removed from the premises.
• Guests are NOT permitted to enter locked spaces or areas not expressly included in the description of this list without prior authorization from the host. Any violation of this will incur additional fees (see below).
• Guests may not alter, tamper with, or manually override the timer for the garden lights to extend their operation beyond the pre-set shut off time (10pm weekdays, 11pm weekends).
• Vaping and smoking tobacco or marijuana are NOT permitted inside the house. Guests who violate this policy will be fined (see House Rules). Guests may smoke in the back yard but must ash and dispose of their fully extinguished smoking waste in the provided ashtrays (NEVER on the ground, in the garden beds, or flicked over the fence) and empty the ashtrays in the outdoor bins out front at the end of their stay. In the District of Columbia, if you are over 21 years of age, you are legally allowed to smoke on private property, carry up to 2oz of cannabis on your person, and gift or donate (buying and selling is still illegal, as is smoking in public). That being said, please be considerate of the neighbors.
• Be sure to clean up after yourself and be respectful of our neighbors. The cleaners charge a reduced rate turnover fee to ensure the property is clean for your checkin and is based on the assumption that guests will be respectful of the space and upkeep during their stay. A traditional housekeeper's fee for this size space, including laundry and dishes, would be upwards of $350. Any extra charges incurred from the cleaning staff will be deducted from your security deposit.
• No confetti or glitter.
• Beer pong is not permitted.
• Do not sleep in the main floor living room sofa; it is not an appropriate sleeping arrangement and using it as a bed causes undue wear and tear.
• Do not send mail or packages to yourself at the Airbnb as we are not able to accept packages on your behalf or guarantee receipt.
• If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee.
• Disclosure: we have exterior front and rear facing Nest motion and noise sensing cameras with recording capabilities. Guests may not turn off, unplug, move, adjust, or cover these devices.

Unauthorized use of locked rooms/areas - $75-200/night
In person warning for noise complaint - $50/visit
Unresolved noise complaint/removal from property - $500
Unauthorized parties/gatherings - $500
Unauthorized guests - $75/person
Pets on premises - $150
Smoking inside - $300-1000
Unauthorized late checkout - $50/hour
In person visit for failure to vacate the property - $75
Lockout - $50/visit
Lost Keys - actual cost of re-keying the lock and replacing spare keys
Missing Metro Cards - $10/ea
