Terms & Conditions
When making an inquiry or submitting a request to book, make sure the number of guests is accurate and tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive. • No parties, events, or gatherings. • No smoking (of any kind, including vape pens) indoors. Smoking is permitted outside ONLY and all smoking apparatus must be ashed in the provided ashtrays, fully extinguished when finished, and disposed of in the outdoor receptacles at the end of your reservation. • No unauthorized visitors (anyone not included on your original reservation or otherwise approved by your hosts) on premises. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those guests who otherwise meet our booking requirements. • It is the booking guest's sole responsibility to ensure the method of payment provided on Airbnb at the time of submitting a booking request is valid and appropriately funded to cover the total payment for the requested dates (or first payment for reservations greater than 30 nights). While Airbnb automatically allows 24 hours to resolve "awaiting payment" issues with their payment method after a booking request is accepted, our "awaiting payment" policy timeline is as follows: - for booking requests made and accepted 15+ days before checkin: 24 hours to resolve "awaiting payment" issues and confirm the booking - for booking requests made and accepted less than 15 days but more than 48 hours before checkin: 12 hours to resolve "awaiting payment" issues and confirm the booking - for booking requests made and accepted less than 48 hours before checking: 8 hours to resolve "awaiting payment" issues and confirm the booking IF guest has responded to provide context for the issue or indicate they are actively working towards resolving it. If the booking request shows "awaiting payment" with no communication from guest, the booking request may be cancelled in as soon as 4 hours after initially being accepted. - guests may resubmit a booking request but a subsequent "awaiting payment" for the new booking request must be resolved immediately (within 30 minutes) - guests will not receive any access or checkin information until then "awaiting payment" issue is resolved and may result in delays to the stated checkin time • If you are booking for someone else and will not be on site in person during the reservation, you must book through Airbnb For Work and assign the reservation to the guest who will be staying. We may make an exception for certain specific extenuating circumstances at our sole discretion. The owner of the guest profile booking the stay remains expressly responsible for the reservation and its guests. • There must be at least one person over the age of 25. (Exceptions may be made on a case-by-case basis at the sole discretion of the hosts - please contact us). • In accordance with DC's noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If I must respond to a noise complaint by a neighbor, the owner, or by law enforcement, you may be fined and your group removed from the premises. • Guests renting the 1BR version of this listing (this listing) are NOT permitted to enter or use the second bedroom (locked door to the right of the TV). Guests who enter or use this second bedroom without prior authorization from the host will incur additional fees (see below). • Airbnb guests are not permitted on the upper front porch or the deck above the rear veranda. • Guests may not alter, tamper with, or manually override the timer for the outdoor lights to extend their operation beyond the pre-set shut off time. If you choose to turn the lights off by unplugging them (at the corner by the stairs), please plug them back in the next day. • No glitter or confetti. • One time pet fee of $30 (for up to two animals, this is a small apartment and cannot accommodate more than 2 animals) to cover hair/fur removal. Pets are not permitted on the beds. If you pet is allowed on the couch at home (mine is too), please lay down the provided pet blanket to prevent fur from embedding in the upholstery. Do not allow your pet to relieve her/himself in the front yard; there is a grassy area a half block north of the apartment (bring doggie bags to clean up behind them). Pets may not be locked in the bathroom or bedroom to resolve anxious behavior when left alone. If your pet experiences separation or other anxiety that turns destructive, they must be crated or should be brought to a pet day care while unattended. Do not flush cat litter down the toilet (even the stuff designed for toilets, our city pipes in Columbia heights are older and struggle with that volume of solids ). Guests are responsible for the cost to replace or repair and damage caused by their animal(s). • If you send packages to yourself at the Library House, you do at your own risk. If you notify us, we can keep an eye out for it and coordinate collection but cannot guarantee receipt (package theft is a major issue in DC and Garrett isn't home 24/7). • Parking is NOT permitted in the alley beside or behind the apartment. • If you leave an item at the house upon your departure, we would be happy to mail it back to you for the cost of shipping plus an additional $10. • Disclosure: we have exterior front and rear facing motion and noise sensing cameras with recording capabilities. Fines: Unauthorized use of 2nd bedroom - $75/night In person warning for noise complaint - $50/visit Unresolved noise complaint/removal from property - $500 Unauthorized parties - $500 Unauthorized guests - $75/person Pets on premises - $150 Smoking inside - $300-1000 Unauthorized late checkout - $50/hour In person visit for failure to vacate the property - $75 Unauthorized luggage storage - $200/24-hour period - luggage will be considered abandoned after 24 hours with no contact from guest. Lockout - $50/visit Lost Keys - actual cost of re-keying the lock and replacing spare keys Missing Metro Cards - $10/ea

Cancellation Policy

  • Grace period: cancel within 48 hours after the reservation was made and at least 14 days before check-in to get a full refund
  • Cancel at least 30 days before check-in to get a full refund
  • If cancelled between 7 and 30 days before check-in, you pay 50% of the booking cost
  • If cancelled less than 7 days before check-in, there’s no refund
