It is fully equipped with guest-only linens, a well-appointed kitchen, comfortable sleeping arrangements for solo travelers and couples (or close friends/family who don't mind sharing a bed), a modern bathroom, and shared courtyard. ACCESS The apartment is accessed through the alley via a first floor entrance. Guests will have exclusive access to the second story carriage house apartment and shared access to the interior courtyard. The hallway from the alley to the private apartment entrance may occasionally be accessed by guests of the main house basement suite. THINGS TO NOTE • We do not offer early checkin or luggage storage at this property. Please do not loiter at the property if you arrive early as this encourages vagrants in the area to do the same. There are several luggage storage services available in DC; let us know if you'd like more information • For guests with allergies or sensitivities, some of the duvets and pillows are down-filled and we use fragranced cleaners and air fresheners. Please notify us of your allergies in your booking message so we can prepare the unit to accommodate your needs. • This is the owner's primary residence so some of his personal belongings will remain in the space • This property is made up of multiple listing so you may encounter other guests during your stay. NEIGHBORHOOD NoMa is one of DC's newer neighborhoods and derives it's name from it's location "No"rth of "Ma"ssachusettes (Ave). It's southern border is most notably identified by Union Station and the Northern border by Union Market, a burgeoning food hall reimagined from it's beginnings as a wholesale market, and Galludet University, the country's first and largest university for the deaf and hard of hearing that was originally chartered by President Lincoln. It is fast becoming one of DC's most densely populated neighborhoods and offers easy access to the rest of the city, the highway, restaurants, bars, and everything you need to live comfortable in your own neighborhood. GETTING AROUND Buslines: X2 and D8 lines take you to Union Station, downtown, & Children National/Medstar Washington Hospital; D4 line takes you downtown and to Ivy City. Metro Rail (~ 3/4 mile): Union Station is ~6 blocks walk; NoMa/Galludet Metro Station is 5 ½ blocks walk; the free H St Streetcar is 1 block away. Parking in the neighborhood is primarily restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and be able to print your pass ahead of checkin. Note: it is new system through the city and the only means of procuring a visitor parking pass for street parking at our property. For details on utilizing Metro Bus/Rail systems, visit the WMATA website. You can now download the SmarTrip app on your Android or iPhone, create an account, and purchase ride passes that can be used on all Metro systems. Skip the old, plastic cards and use your phone! If you don't have a smart phone and would like to borrow a SmarTrip card, just let us know (I keep a stack on hand for all my properties). HOUSE RULES When making an inquiry or submitting a request to book, make sure the number of guests is accurate and tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive. If your visit is to celebrate a birthday or any special occasion, please let us know in your message even if you do not plan to host it at the house. COVID protocols: • Guests must notify us if they feel ill or are diagnosed/test positive with COVID at any point leading up to checkin or during their stay so we can take the appropriate precautions. • NO PETS, PARTIES, EVENTS, "GATHERINGS", or unauthorized visitors (anyone not included on your original reservation) on premises. Guests may only smoke in the courtyard and must properly ash/extinguish/dispose of their smoking materials in the provided ashtrays and empty the ashtrays into the outdoor bins in the alley at the end of their reservation. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our minimum requirements. • If you are booking for someone else and will not be on site in person during the reservation, you must provide the name(s) and phone number(s) of the person(s) you are booking for. The owner of the guest profile remains expressly responsible for the reservation and its guests. • All guests must be over the age of 25. • In accordance with the DC noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by the owner, other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • Guests may use the grills and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood and/or charcoal (wood can be purchased from us with notice), must FULLY EXTINGUISH fires no later than 10:30pm on weekdays and 11:30pm on weekends, and must empty and reset the grills and/or fire pit upon checking out. DO NOT use charcoal in the fire pit. • Be sure to clean up after yourself and be respectful of our neighbors. • No confetti or glitter. • Do not sleep on the leather sofa in the main living room; it is not an appropriate sleeping arrangement and any damage caused to it during your stay will be deducted from your security deposit. • No beer pong • Guests may not remove the protective mattress and pillow encasements. These are for everyone's health and safety. • Do not send packages to yourself at the apartment as mail delivery is not available directly to the carriage house. Similarly, delivery services and car share services will not deliver or pick you up in the alley - see House Manual for details. • Guests may not enter the main house or the locked door in the carriage house hallway labelled PRIVATE These are private areas not available for guest use.. • No unauthorized late checkouts. Any costs associated with your stay for unclogging a drain or any plumbing repairs cause be improper use will be passed on to the guest. • If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee. • Disclosure: we have exterior alley and courtyard facing motion and noise sensing cameras with recording capabilities.   • Grace period: cancel within 48 hours after the reservation was made and at least 14 days before check-in to get a full refund
  • Cancel at least 30 days before check-in to get a full refund
  • If cancelled between 7 and 30 days before check-in, you pay 50% of the booking cost
  • If cancelled less than 7 days before check-in, there’s no refund
