It is the lower/basement level of the owner's full time home but the unit is completely private with it's own dedicated entrance from the enclosed foyer at the rear of the house. If you are sensitive to cold and prefer a warmer space, we may not be a good fit for you. • Locked doors are not for guest use. • The back yard is fully fenced but has small gaps. • The owner shares her home with her sweet dog so we may not be a suitable place for guests with severe pet allergies. The owner is severely allergic to cats so they are not permitted under any circumstances (ESAs or assistant/service). The basement is NOT pet friendly. • Guests must notify us in advance if a service animal or ESA will accompany them so that we can identify challenges and concerns. • Some duvets and pillows are down-filled and we use fragranced cleaners. Fragrance sensitivities can be accommodated with sufficient advance notice. Our little northeast niche is a thriving and diverse middle-class community of residents who have made it their home for generations and new transplants seeking suburban spaces while staying close to urban amenities. 10 minute walk to Benco Shopping Center: Subway, Asian restaurant, hair salon and several other shops -- <10 min walk to Benning Rd Metro Station -- (3 stops to Eastern Market) -- (7 stops to the Monuments and Smithsonians) -- 8 minute drive to RFK stadium (2.5 miles) -- 5 minute drive to Safeway, CVS Pharmacy, laundromat -- Metro Bus: 96 line takes you to RFK Stadium, Union Station, U Street, and Upper NW Metro Rail (~ 1/2 mile): Benning Rd blue/silver line direct to Eastern Market, downtown/Smithsonian Station, and both DCA/IAD airports or transfer lines for easy access to the entire city. HOUSE RULES • When making an inquiry or submitting a request to book, make sure the number of guests is accurate and tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive. COVID protocols: • Guests must notify us if they feel ill or are diagnosed/test positive for the coronavirus or Monkeypox at any point leading up to checkin and for 2 weeks after checkout so that we can take the appropriate steps to protect our cleaning staff and future guests. • No parties, events, or gatherings. • Guests are not permitted have unauthorized visitors (anyone not included on your original reservation or otherwise approved in advance by your hosts) on premise. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our booking requirements. • No pets. The owner is severely allergic to cats so we cannot accommodate feline ESAs or assistance animals under any circumstances. • Guests are not permitted upstairs, on the front porch, or in locked areas (these areas are not included with this rental). • Third party bookings are generally not permitted, except in specific circumstances (see Airbnb's third party reservation policy). If you are booking for someone else and will not be on site in person during the reservation, you must provide the name and phone number of the person you are booking for. The owner of the guest profile remains expressly responsible for the reservation and its guests. • The booking guest must be at at least 25 years of age. • In accordance with the DC noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by a neighbor or by law enforcement, you may be fined and your group removed from the premises. • Vaping and smoking tobacco or marijuana (including bowls/bongs) are NOT permitted inside the house. Guests who violate this policy will be fined (see House Rules). Guests may smoke in the back yard away from the house/neighbors (not on the front porch), ash and dispose of their fully extinguished smoking waste in the provided ashtrays (NEVER on the ground, in the yard, or flicked over the fence), and empty the ashtrays in the outdoor bins out front at the end of their stay. In the District of Columbia, if you are over 21 years of age, you are legally allowed to smoke on private property, carry up to 2oz of cannabis on your person, and gift or donate (buying and selling is still illegal, as is smoking in public). That being said, please be considerate of the neighbors. • Be sure to clean up after yourself and be respectful of the space. Any extra charges incurred from the cleaning staff will be charged to you. • No confetti or glitter. • Beer pong is not permitted. • Guests may not remove the protective mattress and pillow encasements. These are for everyone's health and safety. • DC consistently makes it to the top of every list published for worst cities in the country for mosquitoes and bugs because it is built literally on top of swamp and marshland, is surrounded by water, and presents the perfect combination of hot weather and high humidity/heavy precipitation. We make every effort to minimize their impact on our guests and proactively treat the grounds but we cannot guarantee a pest-free experience, particularly in the warmer months. Mosquitoes, flies, and outdoor bugs are part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address those that manage to slip past those efforts. You must contact us if you see any signs of a pest infestation. • Do not send mail or packages to yourself at the Airbnb. Porch pirate package theft is a significant issue in DC and we cannot guarantee receipt. • If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee. • Additional terms apply for stays longer than 14 nights. • Disclosure: we have exterior front and rear facing Nest motion and noise sensing cameras with recording capabilities.
