Less than 15 minutes walk (~½ mile) to the Benning Road Metro Station. 4.5 miles to US Capitol Building & east end of the National Mall/Smithsonians. This unit does NOT include a kitchen. Dupont. It is the lower/basement level of the owner's full time home but the unit is completely private with its own dedicated entrance from the side of the house. While this suite can accommodate a MAX of three (3) guests, we recommend 2 adults for a more comfortable experience. ACCESS Guests will have access to the basement via an entrance along the side of the house, private back patio, and back yard. One closet and one cabinet will remain locked for owner storage. THINGS TO NOTE NO PARTIES, EVENTS, or "GATHERINGS", or unauthorized visitors are allowed on the premises. If you are visiting to celebrate a birthday or special occasion, let us know in your intro message, even if you do not plan to host it at the house. • This is the basement level of the owner's full time residence. Laundry facilities are included. For longer stays, the owner will need to coordinate access to the laundry room. • The basement does NOT have dedicated HVAC or in unit control of the thermostat. We provide a floor fan for warmer summer months and space heaters for the colder winter months to supplement the whole-house central air. • Locked doors are not for guest use. • The owner shares her home with her sweet cat so we may not be a suitable place for guests with severe pet allergies. The basement is NOT pet friendly and currently cannot accommodate service animals/ESAs for their own safety due to aggressive neighborhood dogs. • Some duvets and pillows are down-filled and we use fragranced cleaners. Fragrance sensitivities can be accommodated with sufficient advance notice. Please notify me of your allergies in your booking message so we can discuss options to prepare the unit to accommodate your needs. • Early checking and luggage storage are not available. Dupont is a working class, moderate income residential neighborhood located in the southeast quadrant of DC across the Anacostia River, a landmark... It is bounded by East Capitol Street to the north, Fort Dupont Park to the south, Minnesota Avenue to the west, and Fort Chaplin Park to the east. The 376-acre wooded Ft. Dupont Park (aka Ft. Circle Park on the map), once the grounds of a Civil War-era fort that was constructed for the defense of Washington against Confederate attack, is home to 10 miles of hiking and biking trails, community activities and events, and the remains of several of the original fortifications. .6 miles (~15 minutes by foot) to Benning Ave Metro Station 2.5 miles (~8-12 minutes) to RFK Stadium 4.4 miles (~15 minutes) to US Capitol Building & eastern end of National Mall/Smithsonians 5.4 miles (~20 minutes) to Walter E. COVID protocols: • Guests must notify us if they feel ill or are diagnosed/test positive for the coronavirus or Monkeypox at any point leading up to checkin and for 2 weeks after checkout so that we can take the appropriate steps to protect our cleaning staff and future guests. • No parties, events, or gatherings. • Guests are not permitted to have unauthorized visitors (anyone not included on your original reservation or otherwise approved in advance by your hosts) on premise. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our booking requirements. • No pets. • Guests are not permitted upstairs, on the upper back deck, or in locked areas (these areas are not included with this rental). • Third party bookings are generally not permitted, except in specific circumstances (see Airbnb's third party reservation policy). If you are booking for someone else and will not be on site in person during the reservation, you must provide the name and phone number of the person you are booking for. The owner of the guest profile remains expressly responsible for the reservation and its guests. • The booking guest must be at at least 25 years of age. • In accordance with the DC noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by a neighbor or by law enforcement, you may be fined and your group removed from the premises. • Vaping and smoking tobacco or marijuana (including bowls/bongs) are NOT permitted inside the house or anywhere on premises. Guests who violate this policy will be fined (see House Rules). Guests may only smoke 25 feet or more from the house and may not flick used butts into the yard or street or dispose of them inside the house (dispose of fully extinguished butts in the outdoor green municipal bin in the far back corner of the yard. In the District of Columbia, if you are over 21 years of age, you are legally allowed to smoke on private property, carry up to 2oz of cannabis on your person, and gift or donate (buying and selling is still illegal, as is smoking in public). • Be sure to clean up after yourself and be respectful of the space. Any extra charges incurred from the cleaning staff will be charged to you. • No confetti or glitter. • Beer pong is not permitted. • Guests may not remove the protective mattress and pillow encasements. These are for everyone's health and safety. • Guests may not alter, tamper with, or manually override the timer for the patio lights or extend their operation beyond the pre-set shut off time. • DC consistently makes it to the top of every list published for worst cities in the country for mosquitoes and bugs because it is built literally on top of swamp and marshland, is surrounded by water, and presents the perfect combination of hot weather and high humidity/heavy precipitation. We make every effort to minimize their impact on our guests and proactively treat the grounds but we cannot guarantee a pest-free experience, particularly in the warmer months. Mosquitoes, flies, and outdoor bugs are part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address those that manage to slip past those efforts. You must contact us if you see any signs of a pest infestation. • Do not send mail or packages to yourself at the Airbnb. Porch pirate package theft is a significant issue in DC and we cannot guarantee receipt. • If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee. • Additional terms apply for stays longer than 14 nights. • Disclosure: we have exterior front, side, and rear facing Nest motion and noise sensing cameras with recording capabilities.
