The house is a beautiful example of Eckington architecture and was originally built in 1905 and renovated in 2010 as part of DC's early wave of modern era restoration. The guest room itself was recently (as of January 2025) redecorated as an homage to one of the owner's favorite campaigns, the Dragonlance Chronicles. With subtle thematic moments inspired by the RPG game and a custom, hand-decoupaged accent wall featuring the geography and histories of the Ansalon region of Krynn, both DND lovers and critics alike will enjoy exploring details of the space. Nitty Gritty: • Dedicated guest bathroom with shower/tub combo, and natural/cruetly-free shampoo, conditioner, & body wash • 40" TV with Roku device for guests to sign in to their own streaming accounts • Folding desk (located in the closet for use as needed) • Comfy folding sling chair for lounging (located in the closet for use as needed) • 100% cotton bed & bath linens provided • Stacked washer/dryer is available for LIMITED guest use (please inquire with your host or discuss with the owner prior to use; daily laundry is not welcomed) • Mesh Wifi throughout with booster packs available • Large shared backyard with deck, propane grill, outdoor seating, and seasonal garden (it's in a recovery dormancy for the 2025 season) • Large shared kitchen with nearly anything you could need to prepare a meal (guests must purchase their own groceries but things like spices, salt, sugar, etc.. are available, please coordinate with the owner) • Large stairwell skylight for tons of natural light • Keyless entry to home and keyed door on both the private bedroom and dedicated bath • Nest exterior security cameras • SMOKE-FREE house • Please notify us of any indoor allergies in your booking message • COVID-19 NOTICE • GUESTS MUST NOTIFY US IF YOU HAVE TESTED POSITIVE FOR COVID-19 OR OTHER CONTAGIOUS ILLNESS OR ARE EXPERIENCING ANY SYMPTOMS CHECKOUT • Deep cleaning is not required but guests are expected to keep common/shared areas clean and tidy during their stay and we ask some simple checkout tasks: load any used dishes in the dishwasher and start the load if appropriate (or hand wash), place used towels into the hamper in the bedroom closet, collect your trash into indoor trash bins, make sure to turn off lights and appliances, return your bedroom key to its hook and metro cards to the bedroom shelf, and ensure the exterior door is secure. ACCESS • Guests will have access to the middle bedroom on the second floor, the hallway bath on the second floor, all common areas on the first floor, and the back deck and yard. • The front bedroom to the right of the stairs and the back room at the end of the hallway are the owner's private spaces and not available to guests without his express consent. • If you would like a completely private unit with no shared spaces, Francesco also offers a separate basement guest suite. Message us for the link to the listing. THINGS TO NOTE • No parties, events, "gatherings", or unauthorized visitors are allowed on the premises. If your visit is to celebrate a birthday or any special occasion, please let us know in your message, even if you do not plan to host it at the house. • The entrance to the house is located several (~12) steps up from the sidewalk. • Your private guest room and bathroom are located on the second floor up a narrow and curved flight of steps. • The garden is accessed down a full flight of deck stairs. • We do not offer early checkin but Francesco may be able to store your luggage for storage if he's home and available to receive it. • Your room and bathroom are professionally cleaned and prepared with freshly laundered linens prior to every checkin. The common areas of his home are professionally cleaned on a monthly rotation, but maintained day today by Francesco, himself. • For guests with allergies or sensitivities: while the owner was traveling, the house was occupied by a renter with 2 large dogs. While these dogs no longer live there and we have made every effort to deep clean and remove the residual pet hair, we cannot guarantee the house will be allergen free for severe pet allergy sufferers. Additionally, the owner is considering fostering cats. We will add verbiage to the listing and notify guests prior to booking if he moves forward with this idea but it may be worth inquiring if you have severe cat allergies just to be safe. the duvets are down-filled and we use fragranced cleaners and air fresheners. We have down-alternative bedding and can accommodate fragrance sensitivities. PLEASE NOTIFY us of your allergies in your booking message so we can determine whether the unit can be set up to accommodate your needs • This nearly 200-year old, 2-story rowhome does not have zoned heating/cooling and naturally experiences unbalanced temperatures from floor to floor and room to room during the hottest and coldest months. Francesco also tends to keep the house on the warmer side during the summer, as is typical of Europeans, so the house and bedroom will never be an icy cold AC temperature. The room comes equipped with a brand new remote controlled ceiling fan and an additional desktop fan in the closet. If you want an accommodation with an ice cold AC, this is not the space for you. • Francesco is a musical literature professor and musician. You may hear him playing music in his studio at the rear of the house or the piano in the living room. When hosting friends, it is not unusual for an impromptu jam session to break out with piano/instruments and even some light opera. INTERACTION w/ HOSTS • This is Francesco's home where he lives full time. He's a wonderful, endearing, and hospitable host who welcomes guests with unparalleled grace and warmth. He'll likely invite you to join him for meals or drinks on the deck with friends and neighbors. Once you've checked in, Francesco will be your primary contact. • I manage communication and logistics before and after checkout, as well as general questions/recommendations and if a problem should arise with your room/bathroom during your stay. I'm available via Airbnb messenger to answer questions, offer recommendations, or address general/non-urgen needs or by phone call for emergencies (24/7). NEIGHBORHOOD/GETTING AROUND The quiet, charming Eckington neighborhood was established in the 1880s and is adorned with beautiful Victorian style homes. It is perfectly located just north of the Capitol/Union Station within walking distance are lovely resturants, including Tyber Creek Wine Bar, The Pub and People Restaurant and Bar, The Red Hen, Boundary Stone Bar/Restaurant, etc. There are also a couple of convenient stores a short walk from the property. There is a public park located 1.5 blocks away with a public pool that is open during the summer months. Conveniently located 10-20 min (traffic dependent) Uber ride from Downtown DC and all major sites/neighborhoods. Easy access to local transportation - a bus stop (buses to Downtown DC) 1/2 block away and 2 Metro Stations (NoMa and Shaw) 15 mins walk away. Parking in the neighborhood is restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and print your pass ahead of checkin. For details on utilizing Metro Bus/Rail systems, visit the WMATA website. Terms & Conditions
• When making an inquiry or submitting a request to book, make sure the number of guests is accurate and tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive. COVID protocols: • Guests must notify us if they feel ill or are diagnosed/test positive for COVID at any point leading up to checkin, during, or for 2 weeks after checkout so that we can take the appropriate steps to protect Francesco, our cleaning staff, and future guests. • No parties, events, or gatherings. • No weapons are permitted on premise for any length of time - we define a weapon as "any mechanism that can be used to fire a projectile is considered a weapon. This includes, but is not limited to: standard firearms, air guns, self-defense or deterrent devices such as tasers or pepper spray, ammunition of any kind, and imitation firearms." • Guests are not permitted to have unauthorized visitors (anyone not included on your original reservation or otherwise approved in advance by your hosts) on premise. This includes service providers booked through Airbnb Services. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our booking requirements. • No pets. • Guests are not permitted in the basement or locked areas (these areas are not included with this rental). • Third party bookings are not permitted. The guest booking must be the guest staying. • All guests must be at least 18 years old (no minors) • In accordance with the DC noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by Francesco, a neighbor, other guests, or by law enforcement, you may be fined and removed from the premises without refund. • Guests may not alter, tamper with, or manually override the timer for the garden lights to extend their operation beyond the pre-set shut off time (generally 10pm weekdays, 11pm weekends). • Vaping and smoking tobacco or marijuana are NOT permitted inside the house. Guests who violate this policy will be fined (see House Rules). Guests may smoke in the back yard but must ash and dispose of their fully extinguished smoking waste in the provided ashtrays (NEVER on the ground, in the garden beds, or flicked over the fence) and empty the ashtrays in the outdoor bins out front at the end of their stay. In the District of Columbia, if you are over 21 years of age, you are legally allowed to smoke on private property, carry up to 2oz of cannabis on your person, and gift or donate (buying and selling is still illegal, as is smoking in public). That being said, please be considerate of the neighbors. • Be sure to clean up after yourself and be respectful of the space. Put used/dirty dishes in the dishwasher and start the load if appropriate. Keep your personal belongings in your bedroom and bathroom. Be hygienic and considerate in shared spaces. Any extra charges incurred for excessive cleaning will be charged to you. • No confetti or glitter. • Beer pong is not permitted. • Do not sleep on the main floor living room sofa. • Guests may not remove the protective mattress and pillow encasements. These are for everyone's health and safety. • Do not send mail or packages to yourself at the property. Porch pirate package theft is a significant issue in DC and we cannot guarantee receipt. • If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee. • DC consistently makes it to the top of every list published for worst cities in the country for mosquitoes and bugs because it is built literally on top of swamp and marshland, is surrounded by water, and presents the perfect combination of hot weather and high humidity/heavy precipitation. We make every effort to minimize their impact on our guests and proactively treat the grounds but we cannot guarantee a pest-free experience, particularly in the warmer months. Mosquitoes, flies, and outdoor bugs are part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address those that manage to slip past those efforts. The presence of pests on the premises does not constitute grounds for full or partial refund. You must contact us if you see any signs of a pest infestation. • Disclosure: we have exterior front and rear facing Nest motion and noise sensing cameras with recording capabilities as well and smart devices in the house (Echo Dot and Google Home Points). Our house rules have come about out of necessity and we hope you can understand and appreciate their intent. First and foremost, we want our guests to enjoy the space and their time with us. The vast majority of our guests conduct themselves respectfully and with consideration of Francesco's home. Unfortunately, we continue to see a subset of guests whose behaviors are problematic and the house rules are in place to provide clarity and structure when dealing with these situations. PENALTIES: In person warning for noise complaint - $50/visit Unresolved noise complaint/removal from property - $500 Unauthorized parties/gatherings - $500 Unauthorized guests - $75/person Pets on premises - $150 Smoking inside - $300-1000 Unauthorized late checkout - $50/hour In person visit for failure to vacate the property - $75 Unauthorized luggage storage - $200/24-hour period - luggage will be considered abandoned after 24 hours with no contact from guest. Lockout - $50/visit Lost Keys - actual cost of re-keying the lock and replacing spare keys Missing Metro Cards - $10/ea

Cancellation Policy
