Terms & Conditions
When making an inquiry or submitting a request to book, make sure the number of guests is accurate and tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive. COVID protocols: • Because the HVAC ducting and courtyard are shared spaces, we highly recommend guests be full vaccinated and boosted before staying with us. • Guests must comply with current local mayor's orders, travel guidelines, and health recommendations, including but not limited to vaccine verification, testing, wearing masks in public places, maintaining an appropriate social distance, etc... • Guests must notify us if they feel ill or are diagnosed/test positive for the novel coronavirus at any point leading up to checkin and for 2 weeks after checkout (for contact tracing) or believe they may have come into contact with someone who has. • NO PARTIES, EVENTS, "GATHERINGS", or additional guests (anyone not included on your original reservation) on premises. • NO SMOKING INSIDE (this includes all tobacco products, marijuana, vaporizers, etc...). Guests may only smoke on the front patio or in the courtyard and must properly ash/extinguish/dispose of their smoking materials in the provided ashtrays and empty the ashtrays at the end of their reservation. • NO ANIMALS of any kind. Because this listing has shared HVAC ventilation and physical spaces, we cannot accommodate service animals. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our minimum requirements. • If you are booking for someone else and will not be on site in person during the reservation, you must provide the name(s) and phone number(s) of the person(s) you are booking for. The owner of the guest profile remains expressly responsible for the reservation and its guests. • The primary account holder must be at least 25 years of age. • In accordance with the DC noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by the owner, other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • Guests may not use the fireplace in the living room. • Guests may use the grills and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood, must fully extinguish the fire no later than 10:30pm on weekdays and 11:30pm on weekends, and must empty and reset the grills and/or fire pit upon checking out. • DC consistently makes it to the top of every list published for worst cities in the country for mosquitoes and bugs because it is built in wetlands and marshland, is surrounded by water, and presents the perfect combination of hot weather and high humidity. We make every effort to minimize their impact on our guests and proactively treat the grounds but we cannot guarantee a pest-free experience, particularly in the warmer months when the entirety of DC deals with high numbers of mosquitoes and flies. Mosquitoes, flies, and outdoor bugs are part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address those that manage to slip past those efforts. The presence of pests, including but not limited to insects and rodents, does not constitute or warrant a refund. Guests must notify us if an infestation (defined as the presence of an unusually large number of insects or animals in a place, typically so as to cause damage or disease; the state of being invaded or overrun by pests) INSIDE the unit and allow a reasonable amount of time and access to the unit to address them. • No confetti or glitter. • No beer pong • Guests may not remove the protective mattress and pillow encasements. These are for everyone's health and safety. • Do not sleep on the white sofa in the main living room; it is not an appropriate sleeping arrangement and any additional cleaning fees or damage to it during your stay will be deducted from your security deposit. • Do not send packages to yourself with delivery dates before or after your reservation as we are not able to accept packages on your behalf or guarantee receipt. • Guests may only enter the carriage house to take trash/recycling to the alley during longer stays. Guests may not enter either of the interior doors in the carriage house. These are private areas. • No unauthorized late checkouts. Inquire with host • We do not charge a separate cleaning fee. Airbnb policy states that "guests should not leave the listing in a state that requires excessive or deep cleaning". Our expectation is that guests should be consider and respectful in their conduct and use of the space, keeping in mind that in DC, Airbnbs must be the owner's primary home. Please pick up after yourself, address spills when they happen, put trash in the bins, and take care not to stain or damage the facilities. Any extra cleaning costs will be charged to you. You will receive a reminder message the evening before checkout with simple instructions for leaving the space. • Do not put any food waste down the drain (including the kitchen sink). Any costs associated with your stay for unclogging a drain or any plumbing repairs cause be improper use will be passed on to the guest. • If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee. • Disclosure: we have exterior front and rear facing motion and noise sensing cameras with recording capabilities. Penalties: In person warning for noise complaint - $50/visit Unresolved noise complaint/removal from property - $500 Unauthorized parties - $500 Unauthorized guests - $75/person Pets on premises -$150 Smoking inside - up to full deposit, based on damage Unauthorized late checkout - $50/hour In person visit for failure to vacate the property - $75 Unauthorized luggage storage - $200/24-hour period - luggage will be considered abandoned after 24 hours with no contact from guest.Lockout - $50/visit Lost Keys - actual cost of re-keying the lock and replacing spare keys
