This private bedroom and dedicated bath is situated on the second floor of Francesco's home. The house is a beautiful example of Eckington architecture and was originally built in 1905 and renovated in 2010 as part of DC's early wave of modern era restoration. The guest room itself was recently (as of January 2025) redecorated as an homage to one of the owner's favorite campaigns, the Dragonlance Chronicles. With subtle thematic moments inspired by the RPG game and a custom, hand-decoupaged accent wall featuring the geography and histories of the Ansalon region of Krynn, both DND lovers and critics alike will enjoy exploring details of the space.

COVID-19 NOTICE
• GUESTS MUST NOTIFY US IF YOU HAVE TESTED POSITIVE FOR COVID-19 OR OTHER CONTAGIOUS ILLNESS OR ARE EXPERIENCING ANY SYMPTOMS
CHECKOUT
• Deep cleaning is not required but guests are expected to keep common/shared areas clean and tidy during their stay and we ask some simple checkout tasks: load any used dishes in the dishwasher and start the load if appropriate (or hand wash), place used towels into the hamper in the bedroom closet, collect your trash into indoor trash bins, make sure to turn off lights and appliances, return your bedroom key to its hook and metro cards to the bedroom shelf, and ensure the exterior door is secure.
ACCESS
• Guests will have access to the middle bedroom on the second floor, the hallway bath on the second floor, all common areas on the first floor, and the back deck and yard.
• The front bedroom to the right of the stairs and the back room at the end of the hallway are the owner's private spaces and not available to guests without his express consent.
• If you would like a completely private unit with no shared spaces, Francesco also offers a separate basement guest suite. Message us for the link to the listing.
INTERACTION
• This is the owner's home where he lives full time. He's a wonderful, endearing, and hospitable host who welcomes guests with unparalleled grace and warmth. He'll likely invite you to join him for meals or drinks on the deck with friends and neighbors. Once you've checked in, he will be your primary contact.
• I manage communication and logistics before and after checkout, as well as general questions/recommendations and if a problem should arise with your room/bathroom during your stay. I'm available via text to answer questions, offer recommendations, or address general/non-urgen needs or by phone call for emergencies (24/7).
NEIGHBORHOOD
• The quiet, charming Eckington neighborhood was established in the 1880s and is adorned with beautiful Victorian style homes. It is perfectly located just north of the Capitol/Union Station within walking distance are lovely resturants, including Tyber Creek Wine Bar, The Pub and People Restaurant and Bar, The Red Hen, Boundary Stone Bar/Restaurant, etc. There are also a couple of convenient stores a short walk from the property.
• There is a public park located 1.5 blocks away, with a public pool open during the summer months.
GETTING AROUND
• Conveniently located 10-15 min Uber ride from Downtown DC and all major sites/neighborhoods. Easy access to local transportation - a bus stop (buses to Downtown DC) 1/2 block away and 2 Metro Stations (NoMa and Shaw) 15 mins walk away.
• Parking in the neighborhood is restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and print your pass ahead of checkin.
• For details on utilizing Metro Bus/Rail systems, visit the WMATA website. You can now download the SmarTrip app on your Android or iPhone, create an account, and purchase ride passes that can be used on all Metro systems. Skip the old, plastic cards and use your phone!
THINGS TO NOTE
No parties, events, "gatherings", or unauthorized visitors are allowed on the premises. If your visit is to celebrate a birthday or any special occasion, please let us know in your message, even if you do not plan to host it at the house.

• Your room and bathroom are professionally cleaned and prepared with freshly laundered linens prior to every checkin. The common areas of his home are professionally cleaned on a monthly rotation, but maintained day today by Francesco, himself.
• For guests with allergies or sensitivities:
• While the owner was traveling, the house was occupied by a renter with 2 large dogs. While these dogs no longer live there and we have made every effort to deep clean and remove the residual pet hair, we cannot guarantee the house will be allergen free for severe pet allergy sufferers.
• Additionally, the owner is considering fostering cats. We will add verbiage to the listing and notify guests prior to booking if he moves forward with this idea but it may be worth inquiring if you have severe cat allergies just to be safe.
• The duvets are down-filled and we use fragranced cleaners and air fresheners.
• We have down-alternative bedding and can accommodate fragrance sensitivities.
• PLEASE NOTIFY us of your allergies in your booking message so we can determine whether the unit can be set up to accommodate your needs
• This nearly 200-year old, 2-story rowhome does not have zoned heating/cooling and naturally experiences unbalanced temperatures from floor to floor and room to room during the hottest and coldest months. The owner also tends to keep the house on the warmer side during the summer, as is typical of Europeans, so the house and bedroom will never be an icy cold AC temperature. The room comes equipped with a brand new remote controlled ceiling fan and an additional desktop fan in the closet. If you want an accommodation with an ice cold AC, this is not the space for you.
• The owner is a musical literature professor and musician. You may hear him playing music in his studio at the rear of the house or the piano in the living room. When hosting friends, it is not unusual for an impromptu jam session to break out with piano/instruments and even some light opera.
