Welcome to our funky basement guest suite in Eckington! This eclectic 1br/1ba English basement guest suite in the owner's home with private rear patio is full of cozy quirks and functional amenities. The convenient Eckington location is idea, whether you're visiting for work or to visit DC's many attractions. Two metro stops within ¾ mile walking distance and direct to downtown bus stops at the end of the block. We will not tolerate discrimination, hate speech, or violence. ******* This English Basement guest suite, situated in a beautiful example of Eckington architecture, was originally built in 1905 and renovated in 2010 as part of DC's early wave of restoration. The upper unit is your host's home. • Shared large backyard with vegetable and herb garden during spring/summer, propane grill, outdoor seating, and two resident dogs for some fur-friend play time. • Private rear under-deck patio with seating and twinkly patio lights • Full, newly updated (Dec 2024) kitchen with coffee, tea, cookware, water filter, microwave, spices, sugar, and basic cooking supplies • Full bathroom with bathtub and plenty of natural light - natural/cruetly-free shampoo, conditioner, body wash • 36" TV with Roku device for guests to sign in to their own streaming accounts • 1 Queen Bed • Bed & bath linens provided • Stacked washer/dryer • Eco detergent • Wifi throughout with booster packs available • Keyless entry available • Nest exterior security cameras • SMOKE-FREE house • Please notify us of any indoor allergies in your booking message The Eccentric Eckington English Basement and SaltSugarFire Hospitality are Green Nerds! • Municipal recycling • We provide cotton kitchen towels in place of paper towels in an effort to reduce hospitality waste. • SaltSugarFire Hospitality offers compost collection service (by request only)! Please notify us in advance if you'd like to participate. • All toiletries, toilet paper, cleaning supplies, and consumables are selected with their ecological impact in mind. We use: • Plastic-free bamboo or recycled toilet paper • Ginger Lily Farm Botanics low fragrance vegan, cruelty free, plant based Aloe Vera body wash, shampoo, conditioner, and hand wash • Non-toxic dishwasher detergent & Ginger Lily Farm Botanics dish soap • Zero waste natural laundry detergent SHEETS + reusable wool dryer balls ACCESS Guests have access to the entire basement guest suite, under-deck patio, and shared back yard. Guests may not access locked interior doors/cabinets or the backyard sheds. INTERACTION The owner loves hosting guests from around the world and welcomes them warmly into his home. If he hosts friends for dinner or a jam session, you will likely even get an invitation. Jenna lives about 25 minutes away and is available by Airbnb messenger for questions, recommendations, etc... or for emergencies by phone 24/7 THINGS TO NOTE: • No parties, events, "gatherings", or unauthorized visitors are allowed on the premises. If your visit is to celebrate a birthday or any special occasion, please let us know in your message, even if you do not plan to host it at the house. • The entrance is located down a narrow set of steps with low head room, which may mean taller folks need to duck a bit coming down the stairs. • We no longer provide paper towels in an effort to reduce waste (The hospitality industry is a significant contributor to our country's waste problem and DC, in particular, has a troublesome waste management system that must outsource all of our waste disposal to other cities and states). Guests will find cloth kitchen towels and wash cloths in the drawers to the right of the fridge. • We do not offer early checkin or on site luggage storage. Please do not loiter at the property if you arrive early as this encourages vagrants in the area to do the same. Our neighbors to the east have offered to hold luggage for guests with arrival/departure times before/after checkin/checkout for a fee. Contact your host in advance for details and to make arrangements. • For guests with allergies or sensitivities: We cannot guarantee the house will be appropriate for severe pet allergy sufferers. The duvets are down-filled and we use lightly fragranced cleaners and mild air fresheners. We have down-alternative bedding and can accommodate fragrance sensitivities with at least 72 hours advance notice. PLEASE NOTIFY us of your allergies in your booking message to determine if we're able to accommodate your needs • As a basement guest suite, guests will hear overhead noise including footsteps and muffled voices. The owner is a tenured professor of music and avid musician so you may also hear him and his friends playing the piano or singing in the salon or garden. • Because the HVAC ventilation is shared with the upstairs unit, we recommend guests be fully vaccinated and boosted before checkin. NEIGHBORHOOD • The quiet, charming Eckington neighborhood was established in the 1880s and is adorned with beautiful Victorian style homes. It is perfectly located 2 miles north of the Capitol/Union Station and within walking distance of several restaurants, including Tyber Creek Wine Bar, The Pub and People Restaurant and Bar, The Red Hen, Boundary Stone Bar/Restaurant, etc. There are also a couple of convenient stores a short walk from the property. • There is a public park located 1.5 blocks away, with a public pool open during the summer months. Non-residents can purchase day passes for ~$10 (as of summer 2023). Guests staying at least 30 days may bring a copy of their booking agreement and photo ID in place of a DC driver's license or ID and be admitted for free. GETTING AROUND • Conveniently located 10-15 min Uber ride from Downtown DC and all major sites/neighborhoods. Easy access to local transportation - a bus stop (buses to Downtown DC) 1/2 block away and 2 Metro Stations (NoMa and Shaw) 15 mins walk away. • Parking in the neighborhood is restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and print your pass ahead of checkin. • For details on utilizing Metro Bus/Rail systems, visit the WMATA website. You can now download the SmarTrip app on your Android or iPhone, create an account, and purchase ride passes that can be used on all Metro systems. • If you plan to use the metro, you can now pay for fares using any tap to pay credit/debit card or using your smart phone by adding WMATA mobile pay to your Apple/Google Wallet. If you don't have a smart phone or tap to pay credit/debit card and would like to borrow SmarTrip fare cards, just let me know (I keep a bunch on hand as loaners but you must remember to return them before checkout). Terms & Conditions
• When making an inquiry or submitting a request to book, please tell us: - a little about what brings you to town (or your reasons for booking) - where you are traveling from - who will be staying with you (including any service animals/ESAs so that we can discuss possible challenges/issues) - approximately what time you plan to arrive. After requesting to stay, you will receive an automated message highlighting important details about the property that are described in the listing but often over looked or missed. Guests must provide the above information and respond acknowledging the highlights in the automated message. • All overnight guests must read and sign a booking agreement with ID verification. • For stays longer than 20 nights or those with service animals, bi-weekly cleanings are included in the rate and are not optional. Guests are responsible for day-to-day upkeep and laundering towels but our cleaner(s) will come once every ~10-14 days at a mutually convenient time (usually while you're out for the day) to perform a full housekeeping service and swap bed linens with fresh ones. You can also request more frequent housekeeping services at their standard rate. For reservations with pets at pet-friendly properties, the pet fee is charged per cleaning. • We provide a starter kit of consumables (toilet paper, coffee, sugar, toiletries, etc...). Guests are responsible for replenishing them as needed for use during their stay. • Booking terms of 90 or fewer nights are automatically charged DC's 15.95% transient lodging tax. Booking terms of 91 or greater nights are exempt from transient lodging tax. • A credit/debit card processing fee is automatically added to the total when booking directly. Payments made by Venmo or PayPal friends & family will receive a 3% discount. • A $1000 security deposit is automatically included in your invoice, is processed as a hold on the credit/debit card provided, and will automatically be released 15 days after checkout unless a claim against it is warranted (details in booking agreement). If you opt for the 3% discount by paying by Venmo or PayPal friends and family, the security deposit will be collected through Venmo or PayPal and returned, minus allowable deductions, generally within a week but no more than 45 days of vacating the unit, as required by DC law. • Undisclosed third party bookings are not permitted. The guest booking must be the guest staying. If you are booking for a colleague, employee/employer, staff member, etc.., and will be financially responsible for the cost of the reservation, both staying guest and payor must complete the booking agreement. • No parties, events, or gatherings. • Firearms and guns of any kind, real or imitation, are NOT permitted on premise for any length of time, regardless of legal status, registration, or the handlers profession. • No pets. • Guests are not permitted to have unauthorized overnight visitors. Daytime visitors may not exceed 3 guests total occupancy without prior consent from hosts. • Number of guests listed in reservation must be accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV. • The booking guest must be at least 25 years of age. • Guests must notify us if they feel ill or are diagnosed/test positive for the novel coronavirus or other communicable illness • In accordance with DC's noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 11pm and 7am seven days a week. If I must respond to a noise complaint by a neighbor, the owner, other guests, or by law enforcement, you may be fined and your group removed from the premises. • Guests may not alter, tamper with, or manually override the timer for the patio lights or extend their operation beyond the pre-set shut off time. • Back yard/garden etiquette: The under-deck patio is for the exclusive use of guests in the basement guest suite. The upper deck is for the private use of the upstairs occupant, unless you are invited to join them. The greater back yard is shared. Be sure to clean up after yourself and be respectful of your neighbors (both fellow guests and those on either side of our property) • DC consistently makes it to the top of every list published for worst cities in the country for mosquitoes and bugs because it is built in wetlands and marshland, is surrounded by water, and presents the perfect combination of hot weather and high humidity. We make every effort to minimize their impact on our guests and proactively treat the grounds but we cannot guarantee a pest-free experience, particularly in the warmer months when the entirety of DC deals with high numbers of mosquitoes and flies. Mosquitoes, flies, and outdoor bugs are part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address those that manage to slip past those efforts. The presence of pests does not constitute or warrant a refund. Guests must notify us if an infestation (defined as the presence of an unusually large number of insects or animals in a place, typically so as to cause damage or disease; the state of being invaded or overrun by pests) INSIDE the unit and allow a reasonable amount of time and access to the unit to address them. • Vaping and smoking tobacco or marijuana are NOT permitted inside the house. Guests who violate this policy will be fined (see House Rules). Guests may smoke in the back yard but must ash and dispose of their fully extinguished smoking waste in the provided ashtrays (NEVER on the ground, in the garden beds, or flicked over the fence) and empty the ashtrays in the outdoor bins out front at the end of their stay. In the District of Columbia, if you are over 21 years of age, you are legally allowed to smoke on private property, carry up to 2oz of cannabis on your person, and gift or donate (buying and selling is still illegal, as is smoking in public). That being said, please be considerate of the neighbors, the owner, and other guests. • Be sure to clean up after yourself and be respectful of our neighbors. Any extra charges incurred from the cleaning staff will be deducted from your security deposit. • No glitter or confetti. • No beer pong • Guests may not remove the protective mattress and pillow encasements. These are for everyone's health and safety. • If you leave an item at the house upon your departure, we would be happy to mail it back to you for the cost of shipping plus an additional $10 fee. • Disclosure: we have exterior front and rear facing Nest motion and noise sensing cameras with recording capabilities. Our house rules have come about out in response to past issues so we hope you can understand and appreciate their intent. First and foremost, we want our guests to enjoy the space and their time with us. The vast majority of our guests conduct themselves respectfully and with consideration of Francesco's home. Unfortunately, we continue to see a subset of guests whose behaviors are problematic and the house rules are in place to provide clarity and structure when dealing with these situations. Penalties: In person warning for noise complaint - $70/visit Unresolved noise complaint/removal from property - $500 Unauthorized parties - $500 Unauthorized guests - $75/person Pets on premises - $150 Smoking inside - actual cost to mitigate smoke damage, including loss of income Unauthorized late checkout - $50/hour In person visit for failure to vacate the property - $75 Unauthorized luggage storage - $200/24-hour period - luggage will be considered abandoned after 24 hours with no contact from guest.
