This kid-centered 1BR/1BA basement guest suite in Park View is ~½ mile (15 minutes) walk to Children's National, Medstar Washington Hospital, and Washington Veteran Affairs Medical Center. The Eye Spy themed space was designed this quirky little space with mini-humans in mind and have outfitted it specifically to accommodate and welcome families of neurodivergent children. This 1BR/1BA basement suite in Park View was inspired by my favorite 1990s kids books "I Spy: A Book of Picture Riddles" by Jean Marzollo and Walter Wick. Guests can enjoy searching the collage wall and room for answers to riddles designed to entertain kids and adults of all ages This 1BR/1BA English basement apartment is concise but comfortable. For guests who will be out at the hospital/work or exploring the city for most of their stay, the suite sleeps a max of 4 adults (families with younger children under 5 can accommodate a max of 2 adults + 3 kids). Guests staying longer than a week or working from home will be more comfortable with only 2 adults**. WalkScore of 84; BikeScore of 87! The owners living upstairs are a family with a young child who is rambunctious and neuro-divergent. Most evenings and weekends, you'll hear them and their footsteps overhead (also their kitty pouncing around throughout the day), as you might expect in the basement an old house. Occasionally, their kiddo may have a meltdown and the noise transfer is more noticeable. To that end, we have intentionally designed the space to be kid friendly and welcoming to families of fellow neuro-spicy little ones. If your expectation is a quiet retreat and/or a barely noticeable presence from the owners, we will not be a good fit for you. Guests should expect to hear them overhead and through the adjoining stairwell. • Mini-split dedicated AC/heat with in-unit control • In-unit washer/dryer are available for guest use; zero waste detergent and essential oil scented wool dryer balls provided • Iron and ironing board provided • Self check-in anytime after 4pm • SMOKE-FREE property - The owners who live upstairs are adoptive and foster parents so possession of controlled substances (included marijuana) and smoking of any kind are strictly prohibited anywhere on premises. This is neither a statement of our personal believes of a judgement of your choices. • Please notify me of any indoor allergies in your booking message - because of the owner's cat, WE CANNOT accommodate severe pet allergies. • Deep cleaning is not required but we ask some simple things of guests at checkout: load and start the dishwasher (even if it's just a few items), leave towels in the laundry basket, no need to strip the beds - simply leave them unmade, collect your trash into the provided indoor bins, and make sure to turn off lights and appliances, and lock the door. ADD-ON SERVICES AVAILABLE • I've partnered with several local providers to offer an ever-expanding menu of extra services** including concierge services, personalized cooking classes, grocery provisions (stock the apartment with fresh ingredients and fun beverages), custom meal kit delivery, private chef and beverage/mixology experiences, massage, mobile auto repair, local excursion planning, and more. Let me know in your booking message how I can make your stay exceptional **subject to scheduling and product availability GUEST ACCESS The basement guest suite is accessed from the back of the house and down a short flight of narrow steps. There is an interior stairwell that connects the basement guest suite to the owner's space but the door is double locked while guests occupy the basement and neither side can access the other. Guests are not permitted beyond the curtain at the base of the stairs. Guests will have access to all pictured areas of the basement. While not strictly prohibited, the back yard and patio are not guest spaces or included with the rental. There is one supply closet and 2 cabinets over the laundry that remain locked as staff only for storage. INTERACTION Jenna (me, your host and property manager) is available by text and email from 10:30am-2am for general questions and recommendations and by phone/text 24/7 for emergencies and urgent issues. I live on the far east side of town so you're unlikely to meet/see me during your stay. The owners live upstairs with their son and are happy to say hi and chat should your paths cross but are otherwise a busy family and live their own life. If an urgent issue arises that requires in person attention, generally they may be the ones to address it since they are so close. THINGS TO NOTE • This is a guest suite, not a true apartment due to low ceiling heights of less than 6ft in some areas (HVAC ducting bulkhead dissects the kitchen/dining area and living/sleeping areas and is ~5.75ft height from floor). • The owners living upstairs are a family with a young child who is rambunctious and neuro-divergent. Most evenings and weekends, you'll hear them and their footsteps overhead (also their kitty pouncing around throughout the day), as you might expect in the basement of your grandparents old house. Occasionally, their kiddo may have a meltdown and the noise transfer is more noticeable. To that end, we have intentionally designed the space to be kid friendly and welcoming to families of fellow neuro-spicy little ones. If your expectation is a quiet retreat and/or a barely noticeable presence from the owners, we will not be a good fit for you. • There are no steps inside the apartment but the steps leading to the entrance is somewhat steep and quite narrow so guests with mobility issues may find it challenging. • As part of our commitment to be environmentally conscientious, we do not provide paper towels. We provide a drawer full of down-cycled towels for cleaning up messes and spills. Guests are welcomed to purchase paper towels. • Early checkin or luggage storage are not available at this property. Please do not loiter at the property if you arrive early as it will raise concerns with neighbors who may report strangers as suspicious. There are several luggage storage services available in DC; let me know if you'd like more information • No parties, events, "gatherings", or unauthorized visitors are allowed on the premises. Georgia Ave is commercial artery of Park View with a wide variety of restaurants, bars, and mom and pop shops like Call Your Mother Deli, Midlands Beer Garden, and Aurora Market. GETTING AROUND The Children's National Hospital, Washington DC Veteran Affairs Medical Center, and Medstar Washington Hospital Center Complex are a 15-20 minute walk (.7 miles) or ~5 minute drive door to door. D40 and C61 bus lines are a couple of blocks away and will take you north-south from Silver Spring, MD to the National Mall and east-west from Catholic University in Brookland to American University/Tenleytown. The Georgia Ave/Petworth Metro station on the green/yellow line is ~15 minutes walk (.6 miles, largely uphill from the Airbnb to the station but downhill coming home!) Parking in the neighborhood is restricted for residential parking permits. We offer a free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and request the pass only but printing is no longer required (finally! we've been pushing for an all digital system since 2021!) For details on utilizing Metro Bus/Rail systems, visit the WMATA website. You can now download the SmarTrip app on your Android or iPhone, create an account, and purchase ride passes that can be used on all Metro systems. If you plan to use the metro, you can now pay for fares using any tap to pay credit/debit card or using your smart phone by adding WMATA mobile pay to your Apple/Google Wallet. If you don't have a smart phone or tap to pay credit/debit card and would like to borrow SmarTrip fare cards, just let me know (I keep a bunch on hand as loaners but you must remember to return them before checkout). When making an inquiry or submitting a request to book, make sure the number of guests is accurate and tell us a little about what brings you to town (or your reasons for booking), who will be staying with you (including infants and/or animals), where you are traveling from, and what time you plan to arrive. • No parties, events, or gatherings If your visit is to celebrate a birthday or any special occasion, please let us know in your message, even if you do not plan to host it at the house. • No glitter or confetti • No beer pong • No undisclosed overnight guests or non-overnight visitors (anyone not included on your original reservation or otherwise approved by your hosts) on premises. This includes services providers booked through Airbnb Services. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those guests who otherwise meet our booking requirements. • If we must respond to a noise complaint, you may be asked to vacate the premises immediately, forfeiting any refund. • DC consistently makes it to the top of every list published for worst cities in the country for mosquitoes and bugs because it is built in wetlands and marshland, is surrounded by water, and presents the perfect combination of hot weather and high humidity to create a true "mosquito season" from mid-May to late September (sometimes later). We make every effort to minimize their impact on our guests and proactively treat the grounds but we cannot guarantee a pest-free experience, particularly in the warmer months when the entirety of DC deals with high numbers of mosquitoes and flies. Mosquitoes, flies, and outdoor bugs are part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address those that manage to slip past those efforts. The presence of pests does not constitute or warrant a refund. Guests must notify us if an infestation (defined as the presence of an unusually large number of insects or animals in a place, typically so as to cause damage or disease; the state of being invaded or overrun by pests) INSIDE the unit and allow a reasonable amount of time and access to the unit to address them. • It is the booking guest's sole responsibility to ensure the method of payment provided on Airbnb at the time of submitting a booking request is valid and appropriately funded to cover the total payment for the requested dates (or first payment for reservations greater than 30 nights). While Airbnb automatically allows 24 hours to resolve "awaiting payment" issues with their payment method after a booking request is accepted, our "awaiting payment" policy timeline is as follows: - for booking requests made and accepted 15+ days before checkin: 24 hours to resolve "awaiting payment" issues and confirm the booking - for booking requests made and accepted less than 15 days but more than 48 hours before checkin: 12 hours to resolve "awaiting payment" issues and confirm the booking - for booking requests made and accepted less than 48 hours before checking: 8 hours to resolve "awaiting payment" issues and confirm the booking IF guest has responded to provide context for the issue or indicate they are actively working towards resolving it. If the booking request shows "awaiting payment" with no communication from guest, the booking request may be cancelled in as soon as 4 hours after initially being accepted. - guests may resubmit a booking request but a subsequent "awaiting payment" for the new booking request must be resolved immediately (within 30 minutes) - guests will not receive any access or checkin information until then "awaiting payment" issue is resolved and may result in delays to the stated checkin time • If you are booking for someone else and will not be on site in person during the reservation, you must book through Airbnb Work business account and assign the reservation to the guest who will be staying. We may make an exception for certain specific extenuating circumstances at our sole discretion. The owner of the guest profile booking the stay remains expressly responsible for the reservation, its guests, and any damages. For third party reservations, including those made through Airbnb Work business accounts, the organizer/planner will be require to submit a security deposit through our property management software and all parties (organizer/planner + all adult guests) must read and sign a standard booking agreement. • Guests must notify host directly and promptly of any issues so that we can address them. • Guests are not permitted beyond the curtain on the interior stairs, upstairs, or in locked areas (these areas are not included with this rental). The back yard and rear patio are not for guest use. • Smoking tobacco or marijuana (including bowls/bongs) and vape pens are NOT permitted inside the house or anywhere on premises. Guests who violate this policy will be fined (see House Rules) and may be removed from the premises without refund. Guests must leave the property to smoke and may not flick used butts into the yard or street or dispose of them inside the house (dispose of fully extinguished butts in the outdoor green municipal bin). DC assesses a $75 for littering and we expect that our guests not contribute to the trash problem. In the District of Columbia, if you are over 21 years of age, you are legally allowed to carry up to 2oz of cannabis on your person and gift or donate (buying and selling is still illegal, as is smoking in public). • Possession and use of controlled substances of any kind, including marijuana, are strictly prohibited. This is not a statement of our personal beliefs or a judgement of your choices. The owners are DC foster and adoptive parents and the presence or use of controlled substance, including marijuana, on their property could jeaopardize their standing with DC CFSA and ability to continue providing a safe home for kids in the system. • Guests should not send themselves mail at the Airbnb as there is no mail service to the basement/rear entrance and we cannot guarantee receipt. • When sleeping on the daybed and/or trundle, please set the cushions aside and use the sleeping pillow and comforter located in the cubbies by the washer/dryer • Guests may not remove the protective mattress and pillow encasements. These are for everyone's health and safety. • Do not put any solids, grease/oil, or food waste down the drain, including the kitchen sink. Any costs associated with your stay for unclogging a drain or any plumbing repairs caused by improper use may be passed on to the guest. • Be sure to clean up behind yourself. Guests staying longer than a few days are responsible for day to day cleaning and upkeep (ex. collecting trash and taking it to the outdoor bins for collection day, cleaning up messes and spills, wiping counters and stove, sweeping/swiffering/vacuuming as needed, and acting in due diligence to prevent undue wear and tear, damage, and attraction of pests). Guests will be responsible for any additional cleaning costs caused by their failure to do so. • We expect guests to be conscientious contributors while visiting our city. • Be respectful of the owner and our neighbors by maintaining a considerate volume. Do not leave trash or personal belongings in the back area. • Quiet Hours: In accordance with DC’s noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am, seven days a week. This applies to both outdoor areas and, for units that are portion of a large, multi-unit property (ex. basement guest suites, private rooms, or upper unit of a multi-unit rowhome), indoors. Guests are responsible for abiding by any and all parking laws, regulations, and restrictions. We are not responsible for your vehicle and and make no guarantees as to the safety or security of guest vehicles. • Parking is NOT permitted in the driveway • If you forget an item upon departure, we are happy to mail it back to you for the cost of shipping plus a $10 convenience fee. Provide a description of the missing item and where you remember seeing it last/may have left it, your mailing address, and any preferences for shipping method/insurance. We will send a shipping estimate for you approval, followed by a Request for Money through the Airbnb Resolution Center. Once paid, we will mail your item. For large or high value items, you may opt to make arrangements for the item to be collected, packaged, and shipped by a private service. • Jenna responds to booking platform messages (generally) between the hours of 10:30am and 2am, EST. If you have an urgent issue, time sensitive need, or are experiencing an emergency and have already called 911, CALL. My phone is on Do Not Disturb overnight so I won’t wake up to booking platform alerts/messages or text messages but phone calls go through and I will wake up to my ringtone. After hour contact is for emergencies only. • No weapons are permitted on premise for any length of time - Airbnb defines a weapon as "any mechanism that can be used to fire a projectile is considered a weapon. This includes, but is not limited to: standard firearms, air guns, self-defense or deterrent devices such as tasers or pepper spray, ammunition of any kind, and imitation firearms." For the purposes of this policy, self-defence pepper spray is exempt. • Disclosure: we have exterior front and rear facing motion and noise detecting cameras with recording capabilities. These cameras are generally not monitored unless suspicious activity or excessive notifications are noticed. Our house rules have come about out of necessity and we hope you can understand and appreciate their intent. First and foremost, we want our guests to enjoy the home and their time with us. The vast majority of our guests conduct themselves respectfully and with consideration of Francesco's home. Unfortunately, we continue to have a see subset of guests whose behaviors are problematic and the house rules are in place to provide clarity and structure when dealing with these situations. Penalties: In person warning for noise complaint - $50/visit Unresolved noise complaint/removal from property - $500 Unauthorized parties - $500 Unauthorized guests - $75/person Pets on premises - $150 Pet waste removal - $150 (this is the city-wide fine under DC’s “scoop the poop” law) Smoking inside - actual cost of remediation Unauthorized late checkout - $50/hr delay in cleaning crew being able to access the apartment In person to remove guests for failure to vacate the property - $75 Unauthorized luggage storage - $200/24-hour period - luggage will be considered abandoned after 24 hours with no contact from guest. Lockout - $50/visit Lost Keys - actual cost of re-keying the lock and replacing spare keys Missing Metro Cards - $15/ea
