Welcome to Pim's Place! This charming 3br/2.5ba 2-story rowhome is filled with character and comfortable, homey touches. Spacious front porch + private deck off the primary bedroom suite. Pim's Place and SaltSugarFire Hospitality welcome folks of every color, creed, and walk of life and expect ALL of our guests to conduct themselves with kindness, consideration, and respect, regardless of your personal beliefs. We will not tolerate discrimination, hate speech, or violence. This bright Craftsman-style bungalow was originally built in 1923 during the early wave of DC's suburban development. It's most recent owner has done most of the renovations himself since purchasing the home in 2016 (think Deric Cahill but better dressed and a lot more handy). This is his home when he's not traveling for work and, while it has been transformed for guest use, it's furnishings and contents are his and bare the signs of being lovingly renovated and lived in. This is a home, not just a house. With plenty of square footage, this large bungalow is ideal for families, friend groups, and work colleagues that want space to spread out in a quiet, semi-suburban setting without compromising on convenience to all of DC. Free on premise parking in a gated space with off-peak EV charger + street parking for one additional vehicle with the visitor parking pass (See Where You'll Be section beneath the map). We use: • Plastic packaging free bamboo toilet paper • Ginger Lily Farm Botanics low fragrance vegan, cruelty free, plant based Aloe Vera soaps and conditioner • Plastic packaging free laundry detergent sheets by Clearalif & wool dryer balls scenting with herbs from my garden CHECKOUT Deep cleaning is not required but we ask some simple checkout tasks of guests: - no need to strip the bed(s), simply leave them unmade - load and start the dishwasher (including dog bowls/mat and any used dog toys to sanitize them) - leave used towels in the bathroom(s) to prevent moisture damage to our hardwood floors - collect your trash into the indoor trash cans and we'll take them out (empty ashtrays of your smoking waste into the outdoor bins at the back of the yard, not the indoor bins) - make sure to return any borrowed SmarTrip cards, turn off lights and appliances, and close and lock all windows and exterior doors. Let me know in your booking message how I can make your stay exceptional ACCESS Guests have access to the upper 2 floors of a 3-story home, private back deck, and back yard. Guests are NOT PERMITTED to enter/access the basement or attic crawl space INTERACTION WITH HOST This is the owner's home. We welcome Airbnb guests while they're traveling for work. Jenna (owner/operator of SaltSugarFire Hospitality) will be your primary contact and lives about 12 minutes away. OTHER THINGS TO NOTE No parties, events, "gatherings", or unauthorized visitors are allowed on the premises. If your visit is to celebrate a birthday or any special occasion, please let us know in your message, even if you do not plan to host it at the house. • The entrance is accessed up a 4 steps from the street and a full flight of stairs from the parking pad (guests can walk around to the front entrance if the rear stairs are too much). • All bedrooms/sleeping areas are located up a flight of stairs. (Guests may not sleep on the living room sofas). • We do not provide single use paper towels or napkins in an effort to reduce waste (the hospitality industry is a significant contributor to our country's waste problem and DC, in particular, has a troublesome waste management system that must outsource most of our waste disposal to other cities and states). Guests will find cotton cloth towels in the basket by the sink. Guests are welcomed to supply or purchase their own paper towels. • We do not offer early checkin or luggage storage on site. We've partnered with LuggageHero for a $10 discount on your first luggage storage booking (ask for the referral code). • For guests with allergies or sensitivities: some duvets and pillows are down-filled and we use lightly fragranced cleaners. We can accommodate fragrance sensitivities with advance notice so PLEASE NOTIFY us of your allergies in your booking message to confirm we're able to accommodate your needs • We have zoned heating/cooling but may experience unbalanced temperatures from floor to floor and room to room during the hottest and coldest months. Ceiling fans are provided in the most affected bedrooms and there are two additional cooling units on the first floor (mini spit head unit in the dining room and a window AC unit in the TV room where high sun exposure and cooking heat impacts our systems). Walking distance to historic Anacostia business district with DCity Smokehouse, the GoGo Museum and Cafe, and the Anacostia Arts Center (temporarily closed as of Oct 2025 for renovations, expected to reopen fall 2026) A vestige of DC's legacy as “Chocolate City,” Anacostia reflects the rich diversity and resilience of the District and is one of the most historically significant African American communities in the United States. GETTING AROUND Anacostia is a suburban neighborhood and, while there are busses (C53, C31, C15, C41, C11) within a few blocks of the house and a metro station a little less than a mile away (Anacostia Metro Station), a vehicle is recommended as much as it pains me to say it. I'm generally team Metro/walk/bike when it comes to getting from point A to point B in DC but not at the expense of spending valuable fun time waiting for a bus to show up and take twice as long to get you where you want to go than driving. If you're an avid biker, it's a great biking location, especially since the 11th St Bridge opened its footpath to connect Anacostia to Navy Yard. On premise parking for ONE vehicle is included, with level 2 EV charger (off peak charging, aka overnight only). The space is gated with an electric sliding gate/remote fob and fits most mid-full size vehicles. Oversized vehicles will need to park on the street. Parking in the neighborhood is restricted to residents with residential parking permits and their visitors with a permit. We offer a free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other posted parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and request the pass using the vehicle's license plate number/state and make/color.

• When making an inquiry or submitting a request to book: - ensure the number of guests is accurate - tell us a little about what brings you to town (or your reasons for booking) - who will be staying with you - where you are traveling from - what time you plan to arrive • NO PARTIES, EVENTS, "GATHERINGS", or unauthorized visitors (anyone not included on your original reservation) on premises. This includes service providers booked through Airbnb Services. If your visit is to celebrate a birthday or any special occasion, please let us know in your message even if you do not plan to host it at the house. • NO SMOKING INSIDE (this includes all tobacco products, marijuana, vape pens/vaporizers, etc...). We are 420 friendly outside but guests must properly ash/extinguish/dispose of their smoking materials into the outdoor bins (never indoor bins) at the end of their reservation. Smoking of tobacco products (including spliffs and blunts, cigars, etc...) is not permitted anywhere on premise. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our minimum requirements. • If you are booking for someone else and will not be on site in person during the reservation, you must book through Airbnb Work business account and assign the reservation to the guest who will be staying. We may make an exception for certain specific extenuating circumstances at our sole discretion. The owner of the guest profile booking the stay remains expressly responsible for the reservation, its guests, and any damages. For third party reservations, including those made through Airbnb Work business accounts, the organizer/planner will be require to submit a security deposit through our property management software and all parties (organizer/planner + all adult guests) must read and sign a standard booking agreement. • It is the booking guest's sole responsibility to ensure the method of payment provided on Airbnb at the time of submitting a booking request is valid and appropriately funded to cover the total payment for the requested dates (or first payment for reservations greater than 30 nights). While Airbnb automatically allows 24 hours to resolve "awaiting payment" issues with their payment method after a booking request is accepted, our "awaiting payment" policy timeline is as follows: - for booking requests made and accepted more than 7 but less than 14 days before checkin: 12 hours to resolve "awaiting payment" issues and confirm the booking - for booking requests made and accepted less than 7 days but more than 48 hours before checkin: 8 hours to resolve "awaiting payment" issues and confirm the booking - for booking requests made and accepted less than 48 hours before checking: 4 hours to resolve "awaiting payment" issues and confirm the booking IF guest has responded to provide context for the issue or indicate they are actively working towards resolving it. If the booking request shows "awaiting payment" with no communication from guest, the booking request may be cancelled in as soon as 1 hour after initially being accepted. - guests may resubmit a booking request but a subsequent "awaiting payment" for the new booking request must be resolved immediately (within 30 minutes) - guests will not receive any access or checkin information until the "awaiting payment" issue is resolved and may result in delays to the stated checkin time • Guests must notify host directly and promptly of any issues so that we can address them. • DC consistently makes it to the top of every list published for worries in the country for mosquitoes/bugs, rodents, and other pests. We are built into wetlands and marshland, surrounded by water, naturally hot and humid, densely populated, and architecturally connected, all qualities that create the perfect environment for pests of all varieties. We make every effort to minimize their impact on our guests and proactively and preventatively treat the grounds but we cannot guarantee a pest free experience. Mosquitoes, flies, outdoor bugs, and rodents are a natural part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed while not actively in use to prevent outdoor pests from entering the house. The presence or sighting of pests does not constitute or warrant a refund. Guests must notify us if an infestation (defined as the presence of an unusually large number of insects or animals in a place, typically so as to cause damage or disease; the state of being invaded or overrun by pests) is detected INSIDE the unit and allow a reasonable amount of time and access to the unit to inspect and address them. • Quiet Hours: In accordance with DC’s noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am, seven days a week. This applies to both outdoor areas and, for units that are portion of a large, multi-unit property (ex. basement guest suites, private rooms, or upper unit of a multi-unit rowhome), indoors. If we must respond to a noise compliant from the owner, other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • Absolutely to glitter or confetti • Absolutely no beer pong • Guests may not remove the protective mattress and pillow encasements and/or protectors. These are for everyone’s health and safety. • Be sure to clean up behind yourself. Guests staying longer than a couple of days are responsible for day to day cleaning and upkeep (ex. collecting trash and taking it to the outdoor bins for collection day, cleaning up messes and spills, wiping counters and stove, sweeping/swiffering/vacuuming as needed, and acting in due diligence to prevent undue wear and tear, damage, and attraction of pests). Guests will be responsible for any additional cleaning costs caused by their failure to do so. • Be respectful of our neighbors. We expect guests to be conscientious contributors while visiting our city. • Do not put any solids, grease/oil, or food waste down the drain, including the kitchen sink. Any costs associated with your stay for unclogging a drain or any plumbing repairs caused by improper use may be passed on to the guest. • On premise parking is included at no additional cost. The parking space is accessed from the rear of the house through a remote controlled sliding parking gate. The gate remote MUST be returned at checkout. You will be charged the $100 replacement fee if you fail to leave the gate remote at checkout. • Street parking is first come first served. We advise that guests lock their vehicle(s) at all times, not leave any items visible in their vehicle, never leave valuables in their vehicle, and regularly check their vehicle and nearby parking signage. Guests are responsible for abiding by any and all parking laws, regulations, and restrictions. We are not responsible for your vehicle and and make no guarantees as to the safety or security of guest vehicles. • No unauthorized late checkouts. • Guests may not enter locked interior doors or areas marked “PRIVATE”. Guest may not enter or access the basement, either from the interior or exterior doors. • Guests may not alter, tamper with, or manually override the timer for the garden lights to extend their operation beyond the pre-set shut off time. • If you forget an item upon departure, we are happy to mail it back to you for the cost of shipping plus a $10 convenience fee. Provide a description of the missing item and where you remember seeing it last/may have left it, your mailing address, and any preferences for shipping method/insurance. We will send a shipping estimate for you approval, followed by a Request for Money through the Airbnb Resolution Center. Once paid, we will mail your item. For large or high value items, you may opt to make arrangements for the item to be collected, packaged, and shipped by a private service. • Firearms and guns of any kind must be disclosed and approved PRIOR to booking. If a weapon of any kind if left by guests, it will be surrendered to the Metropolitan Police Department and guests will need to make arrangements to recover it from MPD. • Jenna responds to booking platform messages (generally) between the hours of 10:30am and 2am, EST. If you have an urgent issue, time sensitive need, or are experiencing an emergency and have already called 911, CALL. My phone is on Do Not Disturb overnight so I won’t wake up to booking platform alerts/messages or text messages but phone calls go through and I will wake up to my ringtone. After hour contact is for emergencies only. • The gas fireplace in the living room is functional and available seasonally during the cold weather months (loosely November - February). For general safety, the gas remains off so, if you would like to use the fireplace during your visit, you must notify us in advance, meet your host for use and safety instruction, and sign a fireplace agreement. • Guests may not sleep on the living room sofas • We do not recommend sending packages to yourself if you will not be available to receive it in person. We are not able to accept packages on your behalf and porch piracy is a major issue I DC so we cannot guarantee receipt. • PETS - we are welcome up to 2 dogs per reservation. Cats are not permitted due to the host's allergies. Pet Fee = $75 - You’ll find a grey chest with pet supplies by the back door, including down-cycled towels for wiping wet and dirty paws, pet bowls, a pet emergency first aid kit, some treats, and misc. toys. - Dogs are permitted on the sofas only if they are disclosed in advance and we have installed our pet-safe sofa covers. Dogs are not permitted in the beds. If your dogs sleep in bed with you at home, you must bring your own bed linens, including comforter/blankets. - The front yard may not be used as relief areas (we are trying to re-establish native ground cover and pollinator garden beds). Dogs may be let out in the back yard to relieve themselves but guests are required to pick up behind their pets and dispose of the waste in tied off baggies in the outdoor trash bins. DC Scoop the Poop laws ticket and fine violators who do not clean up after their pets and so do we so remember to bring pet waste bags. - Dogs may not be left alone or unattended anywhere on premise unless they are crate trained and crated in an appropriately sized dog crate that is 1. Large enough for them to comfortable lay down and fully extend their limbs, 2. Tall enough for them to stand comfortably with a 2 inch clearance above their head, 3. Wide enough for them to comfortable turn around in a 360 degree circle, 4. Has both a water proof liner in the bottom and a escape proof/resistant latching mechanism, and 5. Has clean water source available inside if the dog will be crated for more than 2 consecutive hours. - Dogs must be leashed when outside the house, excluding the back yard. - Dogs must be house-trained, not crate or puppy pad trained. - If your dog's barking becomes a significant nuisance or I receive complaints from the owner or our neighbors, you will be asked to board the dog and provide documentation from the facility. If you refuse and the barking nuisance continues, your reservation will be cancelled without refund. Note: we are referencing excessive, continuous barking, not the normal occasional barking while playing or alerting to unfamiliar sounds (though, if your dog is particularly sensitive to external noises or fireworks during the summer, we will not be a good fit for you) - We do not discriminate against any breed. For the safety of our neighbors' dogs, dogs who exhibit aggressive behaviors or unchecked reactivity are not permitted, regardless of breed or size (that means the little ones too...). This is a densely populated area with a lot of human and canine foot traffic so, if your dog is uncontrollably reactive towards strangers and/or other dogs, we will not be a good fit for your visit. - Guests will be responsible for any and all damage to the property or its furnishings caused by their dog, both indoors and outside, including cleaning costs for pet messes and accidents. • Disclosure: we have exterior front and rear facing motion and noise detecting cameras with recording capabilities. These cameras are generally not monitored unless suspicious activity or excessive notifications are noticed. PENALTIES: In person warning for noise complaint - $50/visit Unresolved noise complaint/removal from property - $500 Unauthorized parties - $500 Unauthorized guests - $75/person Unauthorized/undisclosed pets/ESAs on premises - $150 Pet waste removal - $150 (this is the city-wide fine under DC’s “scoop the poop” law) Smoking inside - actual cost of mitigation and damage Unauthorized late checkout - $50/hour In person response for failure to vacate the property - $75 Unauthorized luggage storage - $200/24-hour period; luggage will be considered abandoned after 24 hours with no contact from guest Lock out - $50/visit Lost (or not returned) parking gate remote - $100 Lost keys - actual cost of re-keying the lock and replacing spare keys
