This listing is for a 3-story rowhome and includes 2 queen beds, 2 full beds, 1 twin bed, 1 twin floor mattress, a comfy leatherette chaise sofa with linens for sleeping, and 2.5 baths with private kitchen, dining, and laundry areas, two separate living areas, and a shared courtyard with seating, fire pit (see house rules below), and charcoal grills. Main Floor: - half bath - full kitchen - living room w/ 45" Roku TV - dining area w/ small bar height dining table that seats 6 - laundry room w/ stacked washer/dryer available for guest use Upstairs: - ROOM 1 : master bedroom w/ queen bed, 23" TV, Amazon fire stick, west-facing windows, and closet - ROOM 2 : large sunny bedroom w/ 2 double beds, skylight, and east-facing windows (no guest closet) - ROOM 3 : small bedroom w/ twin bed, east-facing windows, skylight, and reach-in closet - full bath w/ tub Basement: - 2 Queen Beds (beginning March 15th, we will be reconfiguring the basement area to include 2 queen beds vs the original one queen bed pictured and will update photos once the current guests check out and we make the change) - Separate living room w/ comfy chaise sofa and linens to sleep on it - mini fridge, 4-cup coffee maker, water filter, cups, and a few plates to make this space function like a separate guest suite, if desired. - Extra Twin floor mattress w/ linens - Compact three-piece bathroom with standing shower Outdoor Spaces: - fully enclosed courtyard shared with owner occupied Carriage House - front porch with patio seating and bench There are two units at this property. - At the rear of the property, there is a Carriage House garage and apartment, where the owner resides. When out of town, he rents the Carriage House apartment on Airbnb and these guests also have access to the courtyard. They DO NOT have access to the Main House. GREEN EFFORTS! • We have solar! This property has been outfitted with rooftop solar panels. • We are a waste-conscious property and endeavor to eschew modern consumerism. We believe imperfect things that are still perfectly functional should not contribute to the landfill (i.e. bleach spots, fading, and light wear and tear). When a linen is stained or damaged significantly, we donate towels and sheets to the local Humane Society and offer remaining items to a few local homeless individuals who help distribute them to those in their community who need them. As we replace with new linens, we choose organic cotton and other natural fibers whenever possible so they they naturally decompose/biodegrade or can be burned. • We pride ourselves on being active members of the local Buy Nothing and Freecycle communities, giving new life and a new home to like new and lightly used items. • We provide cotton towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own. • SaltSugar Fire Hospitality offers compost collection service! Please notify us in advance if you'd like to participate. • All ash and spent charcoal from the fire pits and grills is collected (silver pail) and used to amend out garden soil every year, along with compost from our compost collection partner, Compost Crew. • All toiletries, toilet paper, and consumables are selected with their ecological impact in mind. We use: • 100% Bamboo or recycled toilet paper in plastic-free packaging • Ginger Lily Farm Botanics low fragrance vegan, cruelty free, plant based Aloe Vera soaps and conditioner • Clearalif (or similar) zero waste laundry detergent sheets • Wool dryer balls lightly fragranced with essential oils in place of polyester fiber dryer sheets or silicone based fabric softeners. Things to Note: • We do not offer early checkin or luggage storage at this property. Please do not loiter at the property if you arrive early as this encourages vagrants in the area to do the same. There are several luggage storage services available in DC; let us know if you'd like more information • The MAX number of guests we can accommodate is 12 (13 with an infant or toddler) but, for your comfort, we recommend no more than 9 adults. • For guests with allergies or sensitivities, some of the duvets and pillows are down-filled and we use fragranced cleaners and air fresheners. Please notify us of your allergies in your booking message so we can set up the unit to accommodate your needs • As a waste conscious property, we provide cotton towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own. • This nearly 200-year old, 3-story rowhome does not have zoned heating/cooling and may experience unbalanced temperatures from floor to floor during the hottest and coldest months. We have fans in the second floor bedrooms for your comfort. • The neighbors are super friendly and like to unwind with music, a 6-pack, and a smoke in the evenings, particularly on weekends. They know you are a guest and will keep it down if you ask them politely. They're also long time residents of DC and know a ton about the neighborhood and city if you have any questions. Neighborhood: NoMa is one of DC's newer neighborhoods and derives it's name from it's location "No"rth of "Ma"ssachusettes (Ave). It's southern border is most notably identified by Union Station and the Northern border by Union Market, a burgeoning food hall reimagined from it's beginnings as a wholesale market, and Galludet University, the country's first and largest university for the deaf and hard of hearing that was originally chartered by President Lincoln. It is fast becoming one of DC's most densely populated neighborhoods and offers easy access to the rest of the city, the highway, restaurants, bars, and everything you need to live comfortable in your own neighborhood. Getting Around: Buslines: X2 and D8 lines take you to Union Station, downtown, & Children National/Medstar Washington Hospital; D4 line takes you downtown and to Ivy City. Metro Rail (~ 3/4 mile): Union Station is ~6 blocks walk; NoMa/Galludet Metro Station is 5 ½ blocks walk; the free H St Streetcar is 1 block away. Parking in the neighborhood is primarily restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and be able to print your pass ahead of checkin. Note: it is new system through the city and the only means of procuring a visitor parking pass for street parking at our property. We recommend keeping bedroom doors open overnight to allow warm air to circulate more efficiently and have room heaters available by request. If your visit is to celebrate a birthday or any special occasion, please let us know in your message even if you do not plan to host it at the house. NO SMOKING INSIDE (this includes all tobacco products, marijuana, vaporizers, etc...). Guests may smoke outdoors only, must properly ash/extinguish/dispose of their smoking materials in the provided ashtray, and empty the ashtrays into the outdoor bins (never indoor bins) at the end of their reservation. • Number of guests listed in reservation must be updated and accurate prior to checkin. • We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our minimum requirements. • Third party reservations (bookings made for someone else where the booking guest will not be present on site full time) are not permitted, except through the Airbnb for Work corporate/business interface (airbnb.com/work), which assigns the reservation to the guest physically staying at the property. Reservations for family members/friends must be made through the family member or friend’s Airbnb account. We no longer make exceptions to this policy. • Guests must notify host directly and promptly of any issues so that we can address them. • DC consistently makes it to the top of every list published for worst city in the country for mosquitoes/bugs, rodents, and other pests. We are built into wetlands and marshland, surrounded by water, naturally hot and humid, densely populated, and architecturally connected, all qualities that create the perfect environment for pests of all varieties. We make every effort to minimize their impact on our guests and proactively and preventatively treat the grounds but we cannot guarantee a pest free experience. Mosquitoes, flies, outdoor bugs, and rodents are a normal and natural part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address flying insects that manage to slip past these efforts and have plugin ultrasonic repellents installed throughout the house. The presence or sighting of pests does not constitute or warrant a refund. Guests must notify us if an infestation (defined as the presence of an unusually large number of insects or animals in a place, typically so as to cause damage or disease; the state of being invaded or overrun by pests) is detected INSIDE the unit and allow a reasonable amount of time and access to the unit to inspect and address them. • Quiet Hours: In accordance with DC’s noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am, seven days a week. This applies to both outdoor areas and, for units that are portion of a large, multi-unit property (ex. basement guest suites, private rooms, or upper unit of a multi-unit rowhome), indoors. If we must respond to a noise compliant from the owner, other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • No glitter or confetti • No beer pong • Guests may not remove the protective mattress and pillow encasement. These are for everyone’s health and safety. • Clean up after yourself and be respectful of our neighbors and other guests. We expect guests to be conscientious contributors while visiting our city. • Do not put any solids, grease/oil, or food waste down the drain, including the kitchen sink. Any costs associated with your stay for unclogging a drain or any plumbing repairs caused by improper use may be passed on to the guest. • Street parking is first come first served. We advise that guests lock their vehicle(s) at all times, not leave any items visible in their vehicle, never leave valuables in their vehicle, and regularly check their vehicle and nearby parking signage. Guests are responsible for abiding by any and all parking laws, regulations, and restrictions. We are not responsible for your vehicle and and make no guarantees as to the safety or security of guest vehicles. • No unauthorized checkouts. • Guests may not enter locked interior doors or areas marked “PRIVATE”. • Guests may not alter, tamper with, or manually override the timer for the garden lights to extend their operation beyond the pre-set shut off time. • If you forget an item upon departure, we are happy to mail it back to you for the cost of shipping plus a $10 convenience fee. Provide a description of the missing item and where you remember seeing it last/may have left it, your mailing address, and any preferences for shipping method/insurance. We will send a shipping estimate for you approval, followed by a Request for Money through the Airbnb Resolution Center. Once paid, we will mail your item. For large or high value items, you may opt to make arrangements for the item to be collected, packaged, and shipped by a private service. • Firearms and guns of any kind must be disclosed and approved PRIOR to booking. If a weapon of any kind if left by guests, it will be surrendered to the Metropolitan Police Department and guests will need to make arrangements to recover it from MPD. • Jenna responds to booking platform messages (generally) between the hours of 10:30am and 2am, EST. If you have an urgent issue, time sensitive need, or are experiencing an emergency and have already called 911, CALL. My phone is on Do Not Disturb overnight so I won’t wake up to booking platform alerts/messages or text messages but phone calls go through and I will wake up to my ringtone. After hour contact is for emergencies only. • Guests may use the grill and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood and/or charcoal, must FULLY EXTINGUISH fires no later than 10:30pm on weekdays and 11:30pm on weekends, and must empty the grill and/or fire pit periodically and at checkout to prevent it from being sent airborne by wind or washing down the storm drain by rain. Free street parking available w/ visitor pass. 10 minute walk to U.S. Capitol <5 blocks walking distance to public transportation, grocery stores (Giant, Whole Foods, Harris Teeter, Trader Joes, Union Market), restaurants and bars, and all that the lively Atlas District/H St Corridor has to offer. This cozy basement guest suite is a low key, no frills space for guests who plan to spend their days out enjoying the city. • This is the basement suite of a classic DC rowhome and the upstairs is rented separately so guests will hear overhead noise. • Inside space is completely private; courtyard is shared with upstairs guests and carriage house occupant. • As a basement guest suite (not a full, legal apartment), the ceiling height varies between 6.25 - 7 feet (I'm 5'3 and can just barely touch the lowest point but taller guests may find the need to duck in certain areas. • The private entrance to the basement unit is accessed through a well-lit alley behind the property, through the Carriage House/Garage (in which the owner lives), and across the shared courtyard. If the overhead or courtyard noise is excessive, prolonged, or after quiet hours, please contact me so that I can address it with the other guests. • For guests with allergies or sensitivities, some of the duvets and pillows are down-filled and we use lightly fragranced cleaners and air fresheners. Please notify us of your allergies in your booking message so we can set up the unit to accommodate your needs. • This nearly 200-year old, 3-story rowhome does not have zoned heating/cooling and may experience unbalanced temperatures from floor to floor during the hottest and coldest months. The basement does NOT have dedicated AC/Heat or in-unit access to the thermostat to adjust the temperature. • The neighbors - Fred & Randy - are super friendly and like to unwind with music, a 6-pack, and a smoke in the evenings, particularly on weekends. They know you are a guest and will keep it down if you ask them nicely. They're also long time residents of DC and know a ton about the neighborhood and city if you have any questions. • This unit does NOT have access to a washer/dryer. OTHER THINGS TO NOTE • The upstairs unit is occupied full time and, although the place is well soundproofed, you will hear their footsteps overhead and occasionally some additional noise if they are entertaining guests. • While the maximum occupancy is 4 adults, we recommend 3 adults for optimal comfort. The owners equipped the guest suite to comfortably accommodate business travelers, couples, and families with children (the full-sized convertible sofa is better suited for young kids). • We no longer provide paper towels in an effort to reduce waste (The hospitality industry is a significant contributor to our country's waste problem and DC, in particular, has a troublesome waste management system that must outsource all of our waste disposal to other cities and states). If we have to respond to a noise complaint by the owner, other guests, a neighbor, or by law enforcement, you may be fined and your group removed from the premises. • Guests may use the grills and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood and/or charcoal (wood can be purchased from us with notice), must FULLY EXTINGUISH fires no later than 10:30pm on weekdays and 11:30pm on weekends, and must empty and reset the grills and/or fire pit upon checking out. While these dogs no longer live there and we have made every effort to deep clean and remove the residual pet hair, we cannot guarantee the house will be allergen free for severe pet allergy sufferers. PLEASE NOTIFY us of your allergies in your booking message so we can determine whether the unit can be set up to accommodate your needs • This nearly 200-year old, 2-story rowhome does not have zoned heating/cooling and naturally experiences unbalanced temperatures from floor to floor and room to room during the hottest and coldest months. Francesco also tends to keep the house on the warmer side during the summer, as is typical of Europeans, so the house and bedroom will never be an icy cold AC temperature. The room comes equipped with a brand new remote controlled ceiling fan and an additional desktop fan in the closet. If you want an accommodation with an ice cold AC, this is not the space for you. • Francesco is a musical literature professor and musician. You may hear him playing music in his studio at the rear of the house or the piano in the living room. When hosting friends, it is not unusual for an impromptu jam session to break out with piano/instruments and even some light opera. INTERACTION w/ HOSTS • This is Francesco's home where he lives full time. He's a wonderful, endearing, and hospitable host who welcomes guests with unparalleled grace and warmth. He'll likely invite you to join him for meals or drinks on the deck with friends and neighbors. NEIGHBORHOOD/GETTING AROUND The quiet, charming Eckington neighborhood was established in the 1880s and is adorned with beautiful Victorian style homes. It is perfectly located just north of the Capitol/Union Station within walking distance are lovely resturants, including Tyber Creek Wine Bar, The Pub and People Restaurant and Bar, The Red Hen, Boundary Stone Bar/Restaurant, etc. There are also a couple of convenient stores a short walk from the property. There is a public park located 1.5 blocks away with a public pool that is open during the summer months. Conveniently located 10-20 min (traffic dependent) Uber ride from Downtown DC and all major sites/neighborhoods. Easy access to local transportation - a bus stop (buses to Downtown DC) 1/2 block away and 2 Metro Stations (NoMa and Shaw) 15 mins walk away. Parking in the neighborhood is restricted for residential parking permits. We offer one free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). We make every effort to minimize their impact on our guests and proactively treat the grounds but we cannot guarantee a pest-free experience, particularly in the warmer months. Mosquitoes, flies, and outdoor bugs are part of DC living and cannot be completely avoided or eradicated. Guests should keep doors and windows closed when not in use to prevent outdoor pests from entering the house. We provide a flyswatter to address those that manage to slip past those efforts. Roosevelt to Barack Obama, and was a stop for The Beatles during their 1964 tour. • At the neighborhood's southern boundary lies the William Howard Taft Bridge, the only masonry bridge designed by noted engineer George S. Morison and the largest monolithic concrete bridge of its time. Constructed between 1897 and 1907, it represents the culmination of 19th-century bridge design, exemplifying the transition from utilitarian structures to artistic monuments. The 52-foot-wide bridge features sculpted lions molded of concrete and decorative cast-iron lampposts embellished with eagles. Although the roadway was widened and the walkways diminished in 1936, the overall form and appearance of the bridge have remained the same since its completion over a century ago. The owner also tends to keep the house on the warmer side during the summer, as is typical of Europeans, so the house and bedroom will never be an icy cold AC temperature. The room comes equipped with a brand new remote controlled ceiling fan and an additional desktop fan in the closet. If you want an accommodation with an ice cold AC, this is not the space for you. • The owner is a musical literature professor and musician. You may hear him playing music in his studio at the rear of the house or the piano in the living room. Guests are not permitted beyond the curtain at the base of the stairs. Guests will have access to all pictured areas of the basement. While not strictly prohibited, the back yard and patio are not guest spaces or included with the rental. There is one supply closet and 2 cabinets over the laundry that remain locked as staff only for storage. INTERACTION Jenna (me, your host and property manager) is available by text and email from 10:30am-2am for general questions and recommendations and by phone/text 24/7 for emergencies and urgent issues. I live on the far east side of town so you're unlikely to meet/see me during your stay. The owners live upstairs with their son and are happy to say hi and chat should your paths cross but are otherwise a busy family and live their own life. If an urgent issue arises that requires in person attention, generally they may be the ones to address it since they are so close. THINGS TO NOTE • This is a guest suite, not a true apartment due to low ceiling heights of less than 6ft in some areas (HVAC ducting bulkhead dissects the kitchen/dining area and living/sleeping areas and is ~5.75ft height from floor). • The owners living upstairs are a family with a young child who is rambunctious and neuro-divergent. Most evenings and weekends, you'll hear them and their footsteps overhead (also their kitty pouncing around throughout the day), as you might expect in the basement of your grandparents old house. We provide a drawer full of down-cycled towels for cleaning up messes and spills. Guests are welcomed to purchase paper towels. • Early checkin or luggage storage are not available at this property. PLEASE NOTIFY us of your allergies in your booking message to determine if we're able to accommodate your needs LOCATION Walkscore 87 - Bikescore 87 - Transit Score 72 Park View is a primary residential neighborhood named for the park-like setting of Old Soldier's Home (aka Armed Forces Retirement Community & Gold Course) along its eastern boundary, a 272 acre property founded in 1851 which includes Lincoln's Cottage. Georgia Ave is commercial artery of Park View with a wide variety of restaurants, bars, and mom and pop shops like Call Your Mother Deli, Midlands Beer Garden, and Aurora Market. GETTING AROUND The Children's National Hospital, Washington DC Veteran Affairs Medical Center, and Medstar Washington Hospital Center Complex are a 15-20 minute walk (.7 miles) or ~5 minute drive door to door. D40 and C61 bus lines are a couple of blocks away and will take you north-south from Silver Spring, MD to the National Mall and east-west from Catholic University in Brookland to American University/Tenleytown. The Georgia Ave/Petworth Metro station on the green/yellow line is ~15 minutes walk (.6 miles, largely uphill from the Airbnb to the station but downhill coming home!) Parking in the neighborhood is restricted for residential parking permits. We offer a free visitor parking permit for one vehicle to park on the street. Street parking is first come, first served and other parking restrictions still apply (details in House Manual after booking). You'll need to register for a ParkDC account and request the pass only but printing is no longer required (finally! we've been pushing for an all digital system since 2021!) For details on utilizing Metro Bus/Rail systems, visit the WMATA website. You can now download the SmarTrip app on your Android or iPhone, create an account, and purchase ride passes that can be used on all Metro systems. If you plan to use the metro, you can now pay for fares using any tap to pay credit/debit card or using your smart phone by adding WMATA mobile pay to your Apple/Google Wallet. If you don't have a smart phone or tap to pay credit/debit card and would like to borrow SmarTrip fare cards, just let me know (I keep a bunch on hand as loaners but you must remember to return them before checkout). Cards will occasionally have a balance left from the previous guest but can be reloaded/refilled at most metro station kiosks using a credit card.
